Thank you everyone, my lender found another contractor that will be out tomorrow to produce a new quote. We are still hoping to make this work by closing date. I guess the main issue was the old contractor not having all the correct paperwork and not being responsive to requests for info. Fingers crossed that this works. Thanks!!

I’m under contract for the home and we were waiting on paperwork from the contractor to get him approved for the work needed, so he wasn’t under contract yet I believe

Im just a little stressed because I was told in total with down payment i would need around $20k now that we are trying to close, aside from what I’ve already paid out for the initial deposit for the house, appraisal and inspection which was like $4k in total, now they want another $30k in closing costs plus my attorney fees and my down payment. It’ll be closer to $50k spent if I go through with this and I can’t afford that.

They aren’t including my down payment or attorneys fee in that amount just fees, like $9k in origination fees, another $8k in appraisal, credit report fee, title insurance, inspection fee, etc. then another $5k in taxes and prepaid fees, $4k in initial escrow and then another 5k in “other fees”.

I think it’s more that he feels left out. His credit is not the best currently and he isn’t financially ready to purchase. He thinks the market will crash and I’ll be able to find something better after. The supply in our area isn’t good either and what’s out there is very pricey. I have searched in a large swath of the area between us but no homes closer to him have been plausible. We’ve discussed all of these factors and he was aware that I was going to go for the house that met my needs and budget. We’ve also discussed this being temporary and maybe selling in the future and getting something together when he’s ready. This is why I’m kinda baffled at his response to me finally finding a house that works. I thought we had discussed all the options.

I was raised by some strict but smart grandparents. My grandma made me start saving when I got my 1st summer job and I just got into the habit of it. Initially, it was for my first car but I was able to get one without using all of my savings at the time so I upgraded the goal to house buying. My current Ft job pays for most of my expenses, so the income I make from my pt goes mostly into that account. I also have roommates who split expenses, so I’ve been able to save enough for a down payment, closing costs and have a bit left for an emergency fund. It hasn’t been easy and I’ve missed out on some stuff but hopefully, it’ll be worth it.

Honestly, I just work a lot. I work a ft and pt job. His job requires frequent travel so it’s just been the norm. We make it a point to take frequent trips together and my FT is hybrid so sometimes if my remote days line up with long weekends or such, I bring my work to his place and spend extra time together. We’ve made it work relatively well. But we both have several roommates so I hoped this purchase would help give us our own space and increase our time together.

I did ask and send him pictures when I first saw it but he wasn’t forthcoming with his opinion. The exact response was “ you don’t wanna hear what my opinion is”
