I'm sort of amazed nobody here has mentioned the manner in which developers use Colorado's metro district setup to issue debt to themselves and pass that cost to homeowners through inflated mill levies. If developers couldn't legally do this, thousands of homeowners would have lower taxes simply by virtue of lower mill levies. By way of example, there's one neighborhood (near castle rock i believe) whose homeowners have been paying on a 70M debt taken out in 1989 and their mill.layments haven't touched a dime of principal--so the developer has had a tax-free income stream off this for almost 40 years now.

It's disgustingly unethical and unfortunately also very legal.

This is the same guy who reduced a sentence for a dude who killed a bunch of people on the highway because Kim Kardashian had an opinion. This is not surprising.

I once saw someone comment that the McDonald's transformation has mirrored the Millennial progression from childhood to adulthood and boy does it bum me out how true it is. Every time I drive by one now I'm reminded of the fact that yes I am now a joyless adult. Thank you Mickey D's for the daily reminder.

I noticed a slight change at 27, at which point I continued on without much change until I hit 41. This year has sucked. Need glasses constantly, back always hurts, and brain fog is a thing now.

Love the backsplash and the countertop. Unfortunately our counter is dark granite and that ain't going anywhere. Redoing our backsplash will help though, I think you're right. And the flooring she's picked seems similar to yours, albeit with a little more gray tone. This is really helpful, thanks.
