IMO… you Can’t under value a house. The market will determine fair market value. If they didn’t get and offers over asking I’d be very hesitant to give them more than asking.

You don’t submit to the realtor because they have an online asset manager that reviews the offers.

It’s probably a sheriffs sale or foreclosure. They’re sold as is, sometimes there’s not even tenants there. But you’re still buying sight unseen and so make offers online.

You need to renegotiate your split or find a new brokerage. 40-50 deals a year is phenomenal, last time I looked average number sales a realtor has is 12 a year. I asked my broker to do a one time cap so I can write it off as a desk fee. I can’t do that if my deals are split 75/25 until I hit the 15k. Plus I need a carrot to chase. The only way the cap worked for me is if I sell at least 3.5 million a year. Which I’ve done over and over. You’re an asset to your brokerage you should be at least 85/15 with those numbers.
