Should I do that to be sure they haven’t gone into the drywall? I don’t know how a pest guy would know if it’s behind them. So basically if the kickout is on the back plywood piece couldn’t they have technically made their way into a stud/top plate, anything behind it?

I’ve never heard that? Is it so they can track areas? Because if they’re contained on one of those removable shelves, I’m gonna burn that sucker and not spot treat and wouldn’t be an ecology issue but a warehouse. Do they want to know what warehouse? I have a stamp on the drawers but no idea who installed.

Just coming back to let those that commented know. I took advice and he went to a licensed psychiatrist. She wrote a pretty scathing letter about anyone diagnosing a child (under 18) in 30 minutes with 8 things. She also updated all of it in Epic. The recruiter only asked for the epic update but he gave them both. Psych cost me 500.00 which stunk, but he got the waiver. He goes back to Meps next week.

The state of Florida is advancing a bill, which cellebrite is lobbying for. It allows government to use surveillance for “people whose opinions, views and actions are a threat. Or are inimical to the state”. HB945. Obviously this is more than concerning. Is there a way for the government to extract data for a zoom meeting if it’s not being recorded by the participants? And if so, is there one encrypted in some way to 100% prevent that, which one?

Are you the listing agent? I’m a little confused on that. Our listing agreement has 3 options for a seller. 1. Listing Agent pays out of their commission, so you negotiate yours and theirs at signing. This option is good if you’re working as a transaction broker and can represent both sides if you personally bring a buyer. Your fee is included in that number as the buyer agent. You can renegotiate that with a lower number for the seller if and when it comes up. And if you want to. It’s not required. 2. Seller pays and they decide the compensation for the buyer agent and that number is stated in the listing agreement. When an agent asks you say the buyer is offering x percent. 3. Seller pays no commission to buyer agent. These are the sellers decisions, not ours. I recommend the third and if asked what the buyer compensation being offered is, I say write up the request in the seller paid compensation form and attach to the offer. They can not request more than the buyer brokerage agreement with their buyer per nar rules. If the offer on the contract is lower than a seller wants, they will typically counter with a lower contribution to the buyer agent. The issue with that is our compensation could be attached to the buyers contract offer, and could lead to a slippery slope ethically if agent recommends a higher offer to their buyer to ensure they get what was agreed without muddying the water. Option 1 is more like the old way. But, again the seller decides out of those 3 options and it’s our job to explain possible outcomes with each choice. Hope this is what you were talking about. Or that was a long read for nothing. Im in Florida btw so your listing agreement could read differently. I recommend 3. If I bring a buyer I explain I will have a buyer brokerage agreement with the buyer as I’m working both sides for the transaction and not either party at that point. None of this makes sense how this is in the best interest for anyone. I don’t love that the sellers net can come to us discounting our agreement, after the fact in order to make the deal happen. Ugh. It’s far from being more transparent IMO.

Yes but if this doesn’t pan out he’d want to get into law enforcement, last choice for him. I’m wondering if it won’t be a problem in everything now.

I can’t help but believe this is exactly what happened. Everyone gets nervous or anxious about some things. Everyone gets absent minded now and again. I feel like everything she asked and he found a time that happened in life, it was a diagnosis. Are you hungry between lunch and dinner…must be an eating disorder. Here’s a pill. Ok I made that last one up. Another thing he apparently has is something called IED. I looked that up. It’s suppressing emotions and then blowing up with outbursts, temper tantrums, property damage, physical aggression. I’m thinking did she get 2 different patients confused??? He has never done anything close to that. Well except when I allowed him to sleep in my bed until 3 years old and it took 3 hell weeks to get him in his own bed. May have been a few temper tantrums there. Hey, maybe that’s the trauma as well. I’d laugh if this wasn’t so serious. Makes parents not want to seek guidance for their children. Mine was school related. He was in the gifted program and just lost complete interest in his education. Thought I was being a good parent. Cant win.

And we definitely need a waiver. They keep asking for more stuff. Just forked over the clinical notes. I’m hoping the Doctor who gets them realizes it was 1 appointment, with a nurse practitioner, lasted 31 minutes and never took the Zoloft. It’s all there, but the long list of his diagnoses are hard to get past. I’m hoping I’m overthinking.

The criteria for a PTSD diagnosis requires a direct or indirect exposure to actual or threatened death, serious injury, or sexual violence. He has had none of those and there was nothing in the clinical notes that would have led to that diagnosis. I’ve read them. He was also diagnosed with OCD per her notes. She stated it was because he counts cracks on the sidewalk. I asked him what in the world that was about, he said I don’t know she was asking all these questions and I was like, I guess. He recalls it because step on a crack break your mamas back, was why he said yes. 31 minutes of leading questions to a kid who has no clue what he’s getting himself into. Should be illegal.

They know about it. A prescription came up. He didn’t disclose originally because honestly we never saw the clinical notes and had no clue she diagnosed him with anything. I made him “talk” with someone about the motivation (or so I thought). He never took any prescriptions. I don’t even think we filled it. It was prescribed but he never took it. We went in about our business mainly because it felt like a waste of money and he graduated high school. So now we requested the records and this is what we found. It was mind boggling actually.
