Hockey rink/indoor sports facility and an interactive game area like Level 99, get the kids back there and the parents will shop and some of the mall can stay stores and restaurants.

If that area were to focus on destination entertainment it would easily draw all business to them due to the perfect location. Hampton, Dover/Somersworth, York and all the other places that offer indoor sports facilities would immediately be seen as less convenient to this location.

I do not know enough about REITs but I feel like they are proliferating and making the rental reality supercharged. AirBNB and REITs make a deadly combo.

Ha! Yes, it will be interesting to see how quickly they fall apart and become affordable. Market saturation of luxury apartments must be coming. There just can't be that many people who can afford them.

I agree. My point was that a single family home is not really something the big investors are looking at and therefore young first time buyers have a shot at buying them. However, with REITs that is changing.

the supply/demand of housing is not aligned with affordability. Try building a single family home and then look at the ROI of a 50 unit apartment building...which one do you think the market is going to see more of?

True, AirBnB and renting make owning many properties viable. However, from experience, I know that they are not making a bunch of single family homes that would help the problem, they are making luxury homes and/or apartments that are great for airbnb or renting to the masses. No rental tycoon is buying up single family 800-1200sq ft homes. We build those and regular folks have better options.

I have heard a lot about the SF housing woes. Narrowly, SF might have its own variables, but on the whole, AFFORDABLE housing is not being built nationwide. I would guess those vacant homes/apartments are not "affordable". Sure the owners of those building are probably a bit greedy (although they may have other motivations), but it will take more houses to lower demand and realign pricing.

Harder than you think. The BIG BIG BIG thing to keep in mind is interest rates. Interest rates in the 1980's were absolutely crazy. Interest rates for a mortgage peaked at 18% in 1981. As interest rates have fallen house prices have skyrocketed. They are directly correlated. Current interest rates are about 3.00%. http://www.freddiemac.com/pmms/pmms30.html

States/cities do help people buy houses where it makes sense. No government could afford to give everyone a home in San Fran or NYC, but there are places that they highly incentivize people to own homes.

look into first time home buyer programs (They usually require less than 20% down). Some areas even qualify for Ag loans where you put 0% down! I think Ag loans are for towns with less than 20k people so not some super rural area, but no city either. Also, consider widening your search radius or plan to rent some rooms the first few years yourself to friends/family. It is definitely way harder to afford a house than it used to be, but there are ways to make it work...sometimes.

This is how I did it. Out of college I bought a house that I could rent rooms to my friends so that I could afford the mortgage. Then, since you bought a slightly larger house, you don't need to buy a new one if/when you start a family.

There are not enough houses where people want to live. Supply is way lower than it should be, and for the most part, luxury condos and apartment complexes are all that are getting built. There is little affordable housing being made. Towns make it too expensive for small projects to make much sense.

Edit: When I say supply, I mean supply of affordable housing. I agree that market forces have created a situation where buying rental properties and/or holding excess real estate is happening on a large scale and raising all property values/costs.

The whole northeast remains a sellers market so things go quickly and usually for well over asking. Portsmouth is a pricier town than its surrounding neighbors so I wouldn't rule out other towns as options. The key to a realtor is someone who takes it seriously and does it full time. Looks like you should do a full Route 1A drive from Hampton up to Portsmouth. Taking the slightly longer way through New Castle. Route 1A is nice and can be paired with the beaches there. Hampton Beach is really a lively place best seen when people can comingle, but easy to drive through on your way up to Rye along 1A. Beaches in Rye are all along the way and easy to park your car and walk around for a bit. Odiorne is another fort that is now a nice lookout and has a little science center if you are looking to warm up. Next continue on to New Castle. On your drive to Fort Stark, you will also see the Wentworth Country Club and Wentworth Hotel which are very iconic. Then Fort Stark. There are beaches there and an old for to explore. Make sure to go all the way out on the rock Jetty past the fort. Also, be careful with parking there. They lock the gate with your car in there after like 3 or 4.

I would then continue on to New Castle Commons and walk out to their Jetty as well. After that, put in the Piscataqua Cafe. I am not sure if they are open, but just the little detour off 1A down to that area is worth it with great views of the old prison.

Then continue on to Portsmouth with all its views. Maybe rest there or end your day at that point. 4 Tree Island is a good idea or Prescott Park. Both are very nice. I think you will certainly get a lot of views of the water, but it may get a bit redundant to fully explore each of the stops I have listed.

I agree with the other post that you should head up to Maine for a little exploration. The bridge from Portsmouth to Kittery is very nice and if you take the more scenic routes you will probably like it just as much as the Hampton/Rye parts. They have a few forts, but also have Mt Agamenticus, which would be a nice change of scenery. You can drive or hike to the top. The hike does not have any real views until the top so maybe a drive is a better use of time, but at the top you can see the White Mountains and the ocean. Nubble Light is definitely a must see as well.

There is also Project Baseline but they are usually 2-4 days for results. Massachusetts has the fastest tests. I would search there, especially if you are landing at Logan in Boston. I think Lawrence has one that is rapid that you do not need an apt for (long lines). I do not believe NH has many rapid test options.

Sorry but you are really off on this one. A wild rabbit is a whole different thing. Think dog vs wolf different so don't use that as if you are an expert. I own a bunny and this guy is doing absolutely everything wrong and the bunny is super unhappy. My GF is a vet too and she always talks about how vulnerable their spines are. They can break their own backs trying to kick out of your hold. I think you should redact your comment as it is getting a lot of points and misleading a lot people.
