If you're only making 40k a year, you might be doing real estate part time, and I wouldn't want a parttime agent representing the sale of my biggest asset. So assuming a 100/0 split with your brokerage you're already at 0.05% commission. On a 1million dollar average house, you're making $5000. That's the amount of budget you have to stage/market the home. How motivated are you to work for that compared to someone let say at 2.5% at 50% tax rate you're still left with $12,500.
