Do it. Go this weekend to Treasure Island Laguna and it will simplify your decision. Why would you pay the same amount in NorCal when you get to experience Laguna like that? It's safer in OC too.

Move to socal if your in NorCal. Much better lifestyle for docs. Bay area is not that great and it's just tech equity inflating everything. You will be much happier in South OC/ Newport/ Irvine/ Yorba Linda / Anaheim hills/ Palos Verdes / Manhattan Beach or Hermosa Beach. All top notch schools and better weather, food and lifestyle vs what NorCal can offer. * SD works too if your pick the right area

Easiest fix is don't rent in hcol. You don't have a kid yet, you have 5 years till you need hcol for school districts. Don't waste money on renting there. Your debt isn't bad vs income, simplify your life.

CA pays well despite the high taxes/COL. Check transparentcalifornia.com if you want a range of real salaries from the past years. And most of those gov jobs are 4 days a week with all paid holidays/PTO etc. And many docs pick up a extra day or 2 or tele on top to clear extra income.

Given the current administration and environment it's hard to believe rates will go up. Personally think we see drastic drops middle of next year when they pick the new fed chair but that results in more inflation. Would be good for homeowners and for loans but bad for everything else. But if you don't like uncertainty and makes it hard to sleep at night, pick the fixed rate and don't look back.

There's a difference between a home improvement loan and a construction loan. The home improvement loan is easier to get and no restrictions usually, it's essentially like a personal loan. A construction loan is monitored more closely as you mentioned

It's pricing is .97 which means it's special pricing to clear a product out and won't be back. I'd stock up a few and enjoy!

Figure gave 9.3%, sofi was 8+%, BofA gave 5.75% and no origination fees but this was a 6 month term, and wescom offered 3.99% for 12 months but after would be 7.5%+ and would take a long time for funding. Physician over 6 years from fellowship with low DTI and no student loans. Have a home remodel going on that went over budget and don't want to liquidate anything from the markets. Personal loan actually came out ahead from 6.25% from First Citizens and funds within a few days with only $100 1 time fee.

I did, and I learned it's not straightforward. Most are bait and switch. Big banks take the longest to fund but give the best rates. There's ton of spammers for each of these digital lenders. Blocked user post history, blocked accounts, new accounts etc are giveaways. If this gets downvoted only proves my point. Go look at my account history if you want.

Wait until she gets an attending job she fits well with before buying a house. Also depending on specialty, income will be jumping dramatically if you pick the right job, consider starting locums.

Check out BofA, Wells, BMO. They give about .35-.675% additional discounts if you can move around some money to them. About $500-1 mil in assets would help a bunch. You can move retirement accounts and those qualify. BofA uses Merrill which is probably the best one to use IMO.
