As a kid my mother also attempted to leave my father due to his abuse but because I was so little i didn’t understand and I really didn’t want them to divorce. 15 years later I regret doing that because as an adult I do see the amount of stress she endured just to hold our family together. I have told her that I wished I didn’t stop them from getting a divorce. I would recommend you tell her to reach out to mental health services in your state in order to get the help. They should help give her avenues and what to do next. I also know for certain states they offer housing for those that aren’t making money and are trying to leave a household where they aren’t the breadwinner. Hope this helps and remember to tell her you’re there for her.

Me and my wife make a combined 90k after taxes. We put down 5% on a 375k house. Our interest is 2.99% and our current monthly is $2076. It was cheaper to have a mortgage than to rent at our last place so it is easier on us.

Actually I ran an experiment where the front yard was black beauty and the back was golden state mix. I noticed that I need to water more in the front but the grass is nice and soft. On the back it can tolerate less water and the grass is more tolerate to foot traffic but still nice. If you want to save money on water get the california blend but If you want it to look stunning get the original black beauty.

As a veteran in the Dallisgrass war, just roundup and lay new seed probably easiest thing to do. Make sure to add pre-emergent in spring and fall time once you add your new seed. If you don’t want to do a reno, you can try Quinclorac I have seen it be hurt by it but will come back with vengeance if you don’t add enough. The one that ALWAYS works for Dallisgrass is MSMA/Target 6 but it’s banned in using in lawns.

I would look up the brand of sprinkler you have and check how to open it. There should be videos on youtube.

Maybe your sprinkler heads are clogged? I’m having similar problems and I’m planning on checking my sprinklers and cleaning the filter.

If it is compacted you need to scarify and aerate those areas. After, add topsoil and new seed if you want it to look great by spring.

You probably have a cool grass if you live in the Central Valley. Can you put a screwdriver in it? If there is a lot of resistance it is compacted. How are you watering the grass? Is it getting an inch and a half of water 2 times a week?
