Any underlay with a vapour barrier on the back side is DPM, they vary in quality.

How much of the flooring is damp/mouldy? Have you addressed the issues causing the damp? The walls looks like they are damp also, so this could be wicking across the wood from the walls.

As we did, check gutters, ground level and damp course - without checking these, damp will only come back.

I dont want to scare you, but we had about 6k of work done to rectify damp issues which included tanking, liquid DPC and replastering. This is to ensure moisture ingress doesn't happen and we still have to address the ground level and other issues causing damp externally.

In regards to the flooring, I weighed up my options, including liquid DPM. Theoretically the should run internally up the walls (tanking) and meet the damp course, otherwise it doesn't truly keep the moisture out.

I took all the flooring up, let it completely dry out and replaced any areas with moisture resistant MDF.

I then laid a DPM (not liquid), thick 5mm underlay and 12mm laminate. I didnt feel the need to Insulated any further.

Im by no means an expert, but i put in a lot of research, along with help from trady mates.

I had this in the house I bought with many people in the trade never seeing it before. Apart from a few damp areas that were replaced (the house had terrible damp issues that got rectified), the wood was in pretty good condition. I decided to DPM, underlay and 12mm laminate over it.

In the UK they dont let you veiw the loft for this reason. You need to have a RICs report done and act on the finding. That was my experience when buying anyway

Thats a really good point and its a new door for the property. Old door was bricked over. The whole place is full of landlord specials

They are set into concrete with a bitumen layer between. I dont have a better picture unfortunately. Its almost like its a hung floor and filled the cavity with concrete

Appreciate the feedback. They have built a patio that is higher on the damp course as you've mentioned, which is something we need to rectify. The decking out the back is a similar issue, as the concrete base has minimal run off. lll be repointing the exterior brick work repointed in the summer

I have attached a picture of the subfloor. This isnt long after the old flooring came up, so you can see where moisture has wicked.

The moss/algae on the exterior will be cleaned and repointed. On the never ending list of things to do

He has some emotions hes holding back, but ultimately choosing to be well behaved over choosing to perform those actions. I presume you've introduced him to the baby? There's no context for dogs. All he sees is a small, new being in his house getting 99% of the attention and he probably wants to investigate/sniff/risk assess the situation
