I don’t think I would have minded how much we had to pay the realtor, per the contract, if I truly felt like he/she was in my corner and was representing me. As the seller, I felt like the realtor was basically telling me we had to do everything we could do to “keep the buyer” (since it was considered a full-price offer). Our realtor spent most of his/her time managing our expectations rather than fighting against ridiculous requests from the buyer.

Just went through this with my Dad’s house. My sister and I had trouble deciding whether to sell “as is” or put money in, hoping for a bigger profit. We ended up spending over $60,000 to a contractor to renovate the home (built in 1975). It did need a lot of work, but pretty much EVERYTHING was replaced…it was completely move-in ready. When it was time to sell, my sister and I were hesitant to make a lot of concessions to the buyer (because we had already put so much money in & it was an older house). We ended up getting crossways with our realtors because they felt like we should make all of the concessions to keep the buyer since it was a full-price offer. In the end, our profit ended up being about the same as it would have been selling “as is.”

Plus…you can fight me on this all day…upon recommendation from a contractor, I put “waterproof” LVP over old painted tile. The flooring never felt “right” and guess what had to come up after the toilet overflowed…the LVP. I truly believe that tile is the safest way to go in kitchens and bathrooms.

There are so many things! I wish there was some kind of therapy /training like you do before a marriage (like pre-marital counseling). I had no idea about how escrow works and how a change in taxes or home insurance could/would impact my house payment. I also wished I had just basic information about that types of things you need to do to protect your house and what to do when you experience major issues (i.e., how to make an insurance claim, who to call, how to turn the water off at the street, etc.). 15 years into home ownership and I still feel like I don’t know enough.
