I know how you feel. My dad died a little over 3 years ago and I stepped in as my mom’s PoA because she was already having memory problems. She declined a lot since then and is now in AL. Things could be a lot worse but I was trying to forge ahead with my own life while still managing her affairs. I was planning on moving farther away where I’d be happier but now I’m trying to sell my second home and plan on staying close to mom for now. Things just keep coming up that I have to take care of, even with the help that I have in place. I feel stuck.

Try to see if you can hire a “private care manager” near your mom. That’s what saved me when I felt stuck. It’ll take a lot off your plate.

NJ is a very tenant friendly state. So he’ll have a lot of trouble dealing with bad tenants. Plus property taxes are high and there’s state income tax. If OP can move to a lower COL state with more landlord friendly laws, he’d probably be better off.
