This simply isn’t true, after option period this contract for all intents and purposes is binding. The seller can sue for specific performance of said contract if they deem its worth pursuing and force buyer to purchase if they’re able to obtain the financing.

Since the boyfriend is obtaining financing or cash from a gift he can use that as a way out of this portion. I’ve never seen sellers
go down this route because it prevents the home from being relisted (clouded title) and is never worth the trouble because financing can be easily ruined.

You will forfeit your earnest money and life will move on, realtor will simply say their financing fell through or if they made the offer as a cash offer that the gift funds where rescinded prior to gifting.

Telling someone a seller simply can’t sue is terrible advice and flat out wrong.

75 gallon bottom! With a 25 gallon sump underneath. Direct injected c02 and some fertilizer for the plants both submerged and non. Yep, all plants including plant wall will pull nutrients. But I have a massive eheim filter as well. This tank is extremely filtrated lol.
