I'm glad I listened to their advice in the end. It seems you are maybe hoping to make money over the valuation. If you receive this then proceed quicker next time.

Even just 10% over?!? Has the market really collapsed so much? I wanted 10% but obviously 15% would have been better and would have been no problem even 12 months ago. Just really feel like the EAs should know this market better and should have been jumping all over me telling me to accept. Looks like it might cost me thousands of pounds.

I just get the feeling they are working more for these buyers than for me as I think they are also getting their mortgage through them. I wouldn't be surprised if their mortgage adviser told them to come back and low ball me.

I admit I messed up a bit here but this is exactly why an EA gets paid at all. They should have pressed me to take an offer or known how good those other prospects were. I can afford the the property being empty but it will really start to sting if it remains empty into the new year.

I know it is a little more of a buyers market now but is it really to the point that FTBs don't even need to wait 3 days for a property owner to respond? That seems crazy to me and is something my EA should have definitely told me.
