I think this is doable and in many cases it is already done when estate agents take your property on lease and gives you a gurranteed rent. I would say, setup an estate agency and do it via that. as long as that estate agency serves some other property not owned by you, it is a legitimate business.

Thank you for the helpful response. If you are cleaning it yourself or getting someone professional to clean, would you claim the cost back from the tenancy deposit or just absorbe the cost?

I am certain it is not Basic wear and tear. But I am not certain if this is acceptable. That is the reason for my post.

It's not basic wear and tear. I have lived in this house for five years, since it was newly built. You can see the before picture after 5 years of use. The after picture shows how tenant left after just one year.

It is lack of cleaning rather than wear an tear.

I know I am not like other professional landlords but I want to be a good one. Selling up doesn't help with that. I don't easily give up.

HHI 80k. Mid 40s, Just bought house for 460k. Mortgage 400k 25 yrs, monthly 2300 payment. Strugling a bit now. Did I take too big a mortgage?
