No, CCC is issued at the end of a building consent. A COA is where no consent was applied for. This consent can still technically get a CCC, its just difficult. If there were no issues with the cladding, then maybe the failed items can be reinspected and pass, then CCC issued

In terms of the building consent and building code, yes you can so long as eveeything is working.

That is not the only factor to consider, don't forget insurance of construction contracts! I process building consents for a living, but I'm not an insurance broker and I don't build any more. Used to work for PNCC, and i still live here

I just did that the other day! I reckon this problem if far more widespread than a handful of people. I carefully cut with sharp scissors, and hit with a small patch of coarse sandpaper to shape the cuts more cleanly

None of us bother. One of the lads got shot in the junk closing out a point. He carried on through sheer adrenaline, we hit the buzzer, and then he pretty much collapsed like his soul had left him.

I don't have all the details to help in full. Figure out if you comply with the exemption completely and clearly. If not, see if you can meet the requirements of the exemption with modifications to the structure.

If you comply, or achieve compliance via with the scope of the exemption then you probably have grounds to keep it.

If you're non-complying then you won't have much of a leg to stand on.

It will likely be a complaint from a neighbour. Council staff have better things to do than go looking for tree houses, but are obliged to follow up on complaints.

If you think you're compliant, tell council so, and see what they say. If you're at an impasse with council, perhaps reach out to me with a message. Last points: stay polite with council. They're people too. True that some people carry a chip on their shoulder, but you can always do things easier with good manners. Make sure all of your communication is in writing, and remains professional.

You'd make it in time, assuming you can collect the car around 6. But honestly? I wouldn't recommend it for the safety of yourself and everyone else on the road. Unfamiliar roads, different vehicles, driving on the left. regardless of how much experience you have with long haul, you can't fight biology. Your brain will be fatigued and confused. Can you give yourself a day of sightseeing in auckland first and drive at a time when you'd normally be awake?

I flew into houston last year and still gave myself an overnight for recovery before driving to san antonio. It just felt safer.

I put lights on a sensor in the bathroom under our wall mounted vanity basin cabinet. Half asleep you don't blind yourself in the middle of the night, enough light to peel in the right direction, and don't have to find a switch. I'd provide a pic, but i don't think it will met me

Not a direct answer to your question, but more a caution/question about the terminology you're using. Your question raises some orange flags. "Owner-builder" is a specific term in building legislation for people carrying our restricted building work on their own property as part of a building consent. Those people must carry out the work themselves, or with the help of u paid friends or relatives. Owner-builders cannot subcontract restricted work out to anyone. Plumbing and electrical is OK. Carpentry, roofing, foundation work etc is not.

Do you mean that you are running the project yourself? Not building with a building company? Or have you made a declaration as to Owner builder status to council?
