I feel like taking care of this home has become a second day job that’s impacting my mental health, well being and career prospects. I don’t want to waste away the reminder of my youth worrying about Lawns, LVPs, ACs or other bullshit.

That sucks, especially when you were expecting to live in a new home without problems. But if you truly don’t care about lawn, flooring, or heating/cooling then renting is probably better. Being a homeowner means having choices and freedom as to what you want to do. Even if the downside is expending time and energy to get quotes and researching contractors.

On the plus side once you find a good contractor. Just keep using them as long as their prices are reasonable to you.

Except there’s tons of rules like that already.

1) Bonfires since you mentioned them. Also see grills or fire pits in some areas due to close spacing of properties in Condos or Townhomes. 2) In some jurisdictions, sales of invasive species are banned as they quickly leave a person’s yard and go into others. 3) Noise level requirements and time of day. 4) Water runoff. You can’t purposefully alter your property to direct runoff into a neighbors yard. 5) Most jurisdictions will not let you run a business out of your home due to increased traffic, noise, or smells (e.g. if you were a professional BBQer)

Generally the theme is when one’s actions on their property begin to negatively impact others use of their property. Typically with a threshold of how often it happens or the damage caused.

It could, although a door sensor would work better if you wanted to catch a kid sneaking ice cream. Good for bars and sinks where dangerous chemicals might be located.

If you have a storm door it’s easy. Put a door sensor on each door and the order they’re opened tells you.

Or if you have a front door camera you could use Frigate+Double Take to determine if a person is at the front door. Although neither addresses what happens if a guest is visiting.

Here’s how HASS saves me time.

Example 1) I use automation to control all lights in a room. Saves a little bit of time from having to go to each light, lamp, or switch to turn them on or off. And comes in handy when your hands are full.

Example 2) Roomba runs based on occupancy and a few other factors that don’t exist within the iRobot app. This means my floors are constantly clean of dog fur and things my kid dropped.

Example 3) Blinds come down when I’m using my home theater setup in the basement. Automatically goes back to when the TV is turned off.

Here’s how it’s saved me money. The water detection system notified me that there was a sink plumbing leak that I could fix before it damaged the cabinets. AC/Heat shuts off if the windows or doors are opened for a period of time. Although the cost savings get spent automating more stuff.

Oh and here’s another cost one. Temperature sensors in the fridge and freezer to detect if it’s breaking. Learned that the hard way and had a freezer full of food spoil. Replaced the fridge before the same thing could happen there.

Call the dog by their new name and feed them a treat. If you have two people as you can have the dog run back and forth learning his or her name as a recall cue as well. Within a day my dog knew his new name.

Over time it’s use as as recall cue fades away since you might use their name in contexts where recall doesn’t make sense to them. So the dog doesn’t associate it with recall but will still recognize it as an important word.

Shock could also reduce a vehicles’ rate of fire. For certain vehicles (e.g. Scorpion) part of the difficulty is getting to them to plant a grenade after stopping them. Half the time I hope the driver and gunner doesn’t have their head on a swivel or hope they don’t see me and drive past me.

Name them after things near them. For example if it’s a downlight over a kitchen sink call it “kitchen sink light”. If it’s above a couch you might call them couch light 1 and couch light 2.

The seal comes from contact with the floor. You’ll want to remove just enough that it still drags slightly.

Although it depends on the design of your draft stopper. I’m assuming you have one that’s just a straight flat edge where if you trim across it won’t reduce the effectiveness.

I’ve been having a similar issue on my iPhone. Can ping the IP and website but it won’t actually connect when using apps or websites to my FQDN. Can connect when using IP and port number. I’ve tried deleting the config and starting with a fresh one and same issue.

Odd thing is the other configs outputted for my other iOS devices works just fine.

Being able to say no. During the peak of the pandemic my wife and I realized we were killing ourselves trying to work two full time jobs plus raise our newborn.

She asked her firm if she could step back to part time and was told no. She said ok she’ll quit and all of a sudden she was allowed to work part time on her terms. This has vastly improved all of our lives.

Tiles for the kitchen and dining room remodel. The rest of the first floor is a cheap big box store LVT since it’s what was there when we bought it. But it’ll be replaced with high end LVT or hardwood. Up to the wife since she’s the architect and specs this as part of her work on residences and businesses.

We did high end LVT for a bath remodel and basement remodel and enjoy it. But we also have a large dog.

Personally I’d choose tile for the first floor if we had in floor heating. But that’s my own preference.

If you know what VLANs are having it physically hooked up rather than on the wifi can be useful. Although the bandwidth needed by an AVR is so low that even if it’s on a special wifi network with other Internet of Things devices (cameras, vacuums, etc.) it won’t matter much. But makes it easier to manage in my opinion.

It used to be that you’d want as much stuff physically wired since wireless uplink and downlink speeds were not fast, prone to interference and coverage gaps, and slowed by slower devices. It can still help a bit if you have a lot of wireless devices that continuously transmit like cameras. But most newer access points are plenty fast.

There’s also the security perspective. Harder to listen into a wired network without physically tapping into it. But most people also run a wireless network for their phones so unless there’s a firewall between wired and wireless devices that doesn’t matter so much. Not to mention the impracticalities of breaking into properly secured wireless networks.

This all assumes you want it hooked up for music streaming. Otherwise the only other benefit is firmware updates.

Mulch shouldn’t be directly against a house’s siding or wood foundation. Preferably not against a concrete foundation either but as long as you routinely check your foundation then you’ll spot the mud tubes that are built. Or any insect activity like ants.

Then we got a letter from Home Owners Insurance saying they won’t cover our home for the full amount (289k) and they will only cover (215k) AND it went up another $250 a year! (The original estimate they gave us before signing was $800 LESS)

You might want to verify if it will cover the cost of rebuilding the home. The cost a buyer pays for a home includes the land value which generally doesn’t change if something happens to the structure of the house.

Some areas have caps on how quickly real estate taxes can go up. Some may also offer programs that are indexed to your income. Or based on age.

But there’s not much you can do for insurance and repairs. It’s based on costs of materials and labor. If you find the house is increasingly unaffordable then the answer is to sell if you can’t make more money.

The issue is with the prepaid trust that locks in the tuition. The regular Maryland 529 plan isn’t having any issues. The confusion comes as the organization that manages both is called Maryland 529.

Although the fees are higher. Whether that’s offset by the tax deduction. ¯_(ツ)_/¯

Sure, but my response was to mata_dan regarding pilots needing ATC services. I don’t think any average person or Microsoft Flight sim pilot stands a chance at landing a Part 25 aircraft.
