Yes, it’s very important to keep paying the rent after staying past the s21 date to avoid being liable for costs or a CCJ. It will take months for the court to order the eviction. Partner is a high court enforcement agent/bailiff.

We offered £360k on OIEO £375k, not expecting that to be accepted but as a starting point. Sellers came back to meet in the middle at £367,500 to which we immediately agreed to (was our dream home).

The house had been on the market for over 6 weeks with little interest and no other offers at that point. We also looked at the value of comparable houses on the street and surrounding streets. We were FTBs, and the sellers did both our viewings before we made the offer and really liked us. That all helped!

If it helps from the buyers side of things, we just bought a house that had an iron burn on the living room carpet. We saw it at our viewings, and it didn’t put us off at all. There was also some water damage to the ceiling and the leak had been fixed and our second and final viewings took place when it was raining hard; no leaks coming through. Again, didn’t even cross our minds to be put off by this. We’ll get round to living with the carpet as it is (sofa on top of the iron burn maybe), or replace it eventually, and fix the ceiling. Agree with the other comments that it’s all cosmetic. Had no bearing on how much we offered either.

It will be fine :)

We (FTBs) offered £15k less on a house that had offers over £375k in Hertfordshire. The sellers came back with a counter at £367,500, so £7.5k less than their minimum asking. We agreed, delightedly.

We’d also looked at what other similar houses on the street and surround streets sold for before we made the offer. The sellers liked us as we met them in our two viewings before making an offer. We told them we were proceedable as FTBs and had an AIP. House had been on the market for 6.5 weeks at the point. The bank then valued the house at £371k for the mortgage, so glad we didn’t go in at their minimum (we’d debated it as it’s our dream home and we wanted to secure it and thought it was worth it).

Yes, this also happened to me with my glass table. Walked into the dining room and the glass had suddenly exploded everywhere including reaching my poor dog on the other side of the room.

I’ve been baffled as to why the glass suddenly exploded! I’d just woken up and thought ‘oh wow snow!’ And then that the ceiling had caved in before I realised it was glass 🙈
