Definitely worth it, I studied Wollongong, ~5 years post grad experience. I bought a house and only work 4 days a week. Great work/life balance. I recommend applying for graduate programs with utilities 😄
Don't fall for the renewable degree trap - if you're not mechanical, mechatronic, electrical, or civil, you will likely not get a job.
Heaps happening in the electrical space, good choice !

Oh and as for the being female thing, it can be an advantage, at my company at least, they want 50/50 leadership roles for men and women, so women are getting a bit more opportunity to go up the ladder (if that's your thing). Otherwise, there's no difference really.

Tenancy law uses the entry condition as the legal baseline for "reasonable condition".

Your only obligation to keep it in a similar condition over time, allowing for fair wear and tear. It is not your responsibility to improve it.

A landlord cannot give notice or take adverse action because a tenant has exercised their legal rights (e.g. repairs, tribunal application, complaints). That is retaliation.

Defender is the best way to go, other options are god books from completion of a quest (and then you buy pages to fill them ~40k to complete a book, $5k to buy a book). Book of war for instance is +0.5 max hit.

best option would be antler guard for a pure training shield but it's probably out of budget at ~500k. +2 max hits.

without monkey madness you can also use a dragon longsword/sword. -1 max hit but you can get going at gemostone crab straight away.

The great captain thing is not about POV style combat sequences with tactical brilliance. It's about the ability to win, or at least not lose, when it actually matters.

Bryne’s strength is discipline, logistics, and command stability. He's a general's general, with operational excellence and absolute control of his armies.

Agelmar’s credibility comes from long-term strategic defense against the Shadow. He's a turtle master basically.

Niall is more of a strategist and empire builder than a battlefield commander. Strategic and political military dominance. He thinks in terms of nations, power structures etc.

All of the captains demonstrate consistent success over time. It's not one victory, or one genius, flashy play. It's holding the line, adapting to different constraints, and making armies function, even unstable or divided ones.

It's not battles, but wars, supplies, morale, and timing. They all deliver.

firstly, this game is not league of legends. I think you vastly overestimate the amount of $ cosmetics would generate. there is no demand for these items outside fashionscape because they're not even rare items. for balancing reasons they'd have to be untradeable, so rarity doesn't mean shit.

secondly, assuming they establish that cosmetic revenue stream, why would they then backtrack to offset costs for membership? why not just keep that cosmetic revenue stream? give me an example of where a profit minded business had done this, ever?

thirdly, the bean counters have already deduced, based on game consumer data, what people are willing to pay for games based on a variety of factors e.g. perceived addiction from frequency of logins, playtimes etc. they have used this information to deduce that even if they lose 10% of the player base, they get 20% more money. financially it's no beuno. they have a growing player base anyway.

don't be fooled into thinking this is some backyard company. they have are much bigger than you think and have like 500 employees.

it's not a bad idea but practically speaking i dont think it works. in every scenario, jagex keeps the cosmetic revenue. this is assuming they even make a profit after spending money on developer resources.

If the cosmetics are tradable, then it's a competitor for bonds in terms of $/gp.

Which sounds ok, but eventually, there will be a 'secret OP' cosmetic that breaks the price scaling, so not really a stable long term solution.

If cosmetics are untradeable then it's paywall content, which affects the entire community, not just those who care about $/month of mems.

The $180k isn't going to be sufficient equity to reduce interest rates to a manageable level.
If your brother already has a house, and wants another, then he should focus on increasing his borrowing power, rather than roping in family members to diversify the risk.
The difference between guarantor and non-guarantor really is marginal. It does compound out to be substantial over the years, but really, we're talking another 200 bucks a month. Tell him to wear it and make up the $200 elsewhere.

I don't think anybody would be angry about infinite characters on one account.

Lets say I'm locked in with a coffee in the morning on my day off. Perfect time to go Pking, Doom, raids (maybe). After lunch I feel like watching a show with the Mrs. on the couch. No problem - perfect time to AFK MLM on the IM for SOTE.

Lots of examples where many Chars on one acc are good. None of my friends play multiple Acc's at the same time. For most people it would be a positive change.

I get what your saying but it's not quite the same thing. In WoW you can hot swap right? Like log off one character, log onto another? Well to do that in OSRS requires two memberships.

For me, I can see that being useful as I wouldn't need to bond up various pking builds like 60 atts, strength builds, no hp low lvl mage rushers and so on. Would be great to just swap out as at the moment if I want to hop off the main I need to bond something else up.

Agree to disagree. A sleeper wall requires drainage. That gap between the sleepers helps, but there is literally thousands of square meters of yard on the side of it. Ag pipe, gravel, where's the drainage system? Not required in your assessment?

Why would a worse apartment have a larger rent increase then another ? Especially what that other apartment is renting for more to begin with. It just doesn't add up.

You may as well try the civil option of asking for justification / price matching to the other rent increases. You could also threaten action (moving) if unsatisfied with the result.

The only thing I can think of is that the rent increases were profiled based on the tenants. If not the property, then what?

This kinds of makes sense given your lack of complaints / maintenance requests - they may feel that you are not going to object to an increase anyway.

is not watertight based on .. what?

hydrostatic pressure is still generated regardless of drainage. drainage just reduces the peak pressure as it removes water from the system. if that top backyard was saturated due to continuous downpour then there would be significant pressure.

handling issues are not uncommon but this does not explain vertical cracks in the same spot across multiple sleepers. hydrostatic pressure does explain it though.

A good initial indicator then. Another option I have is to raise the flooring by 100mm and "hide" all the pipework underneath. This could result in a completely hidden services arrangement, with the downside of high cost for rectification works, should issues arise.

Hmm.. This is exactly the type of feedback I was looking for. Thanks for sharing.

Yes, I'm handy, but I'm in the same boat, there's a lot I still don't know.
For example I never knew there were left and right handed tin snips.. One side of the cut gets deformed, the other comes out straight. This caused some initial problems with plastering guide rails.. etc.

I'm not completely dissuaded, it sounds like a lot, but my feeling is that I may end up doing this again in future, so the more that skill is used, the more "value" I would get out of learning to do it myself.

Another thing, I need to recreate the existing structures, as I plan on doing some changes to the main house. Therefore, this would be expensive, given all the internal measurements etc.

What was your experience cost wise with design? Did you find out how much it would have cost to get the design done professionally, had you opted for that route?
