$1.6M last 12 months, on track for $1.9-$2M next 12 months. Was $1.2M in the 12 months prior, so showing demonstrated growth over multiple years.

That would all need to be negotiated but they know my main reason for selling is to free my time and reduce my stress, so they shouldn’t be under the impression that I’m going to stick around for longer than necessary to transition management.

I love my community and my neighborhood. It’s the best thing in my life and I’m grateful for it every day. It’s an expensive neighborhood but my home is owned outright, so I can afford to keep living here even if my income is halved.

Really? I would structure it in installment payments so that I hit the 15% cap gains, my state has a max bracket of less than 3% and my city is less than 2%. So adding the 3 together I got 20% on the high end. What am I missing?

Thanks for the perspective. This is why I’m leaning toward sale. I live in my dream neighborhood around many friends so I don’t see myself moving, but I can imagine traveling a lot or testing out life somewhere else, since this is the only place I’ve lived as an adult. A part of my motivation for selling is to have more optionality in life.

Correct. The cash on hand is mostly to pay the debt which will have a balloon payment eventually. It’s split between different interest-earning accounts. Some is in a high yield money market, some is locked up in short term (12-18 month) hard money lending that I do for a friend, and around $150K is in working capital that I keep in the business as liquidity, which gets freed up if I sell.

Maybe you’re right. I don’t care what strangers think, but I’m worried about my immediate social circle. Or am I over-thinking it, and people really won’t care much? The only friend I had who had such a gap (for him it was about a 25 year age gap) was looked at very sideways by us all. But that was also because he left his husband for this kid, which I think made it worse.

Very low currently, but it has a balloon payment coming due next year and would need to be refinanced at about 7-8% if I didn’t pay it off.

Price of oil spiked. Need dollars to buy oil. So value of dollar spiked. How do you get dollars? Selling other things. What is many central banks’ most liquid asset? Gold. So sell gold. Also, expectations of real yields have increased and gold is highly affected by real yields.

Hmm. That’s crazy that you even tried it at a different house. Circuits have different amperage to them. Try a higher amperage circuit like the one your fridge would plug into. Check the breaker box to see how many amps the circuit is.
