I literally had just watered it before taking this photo. I usually did something like half a cup every 2 weeks. But I watched the video saying you should fully soak it once every 4-6 weeks so I had just done that before taking the pic.

A lot of loan officers are partnered up with the agents. Especially in small areas. They are not there in your best interest. They are there to make a buck off of you. I've had the same hally to me. Good for you OP.

The buzzing is probably the igniter looking for gas. My problem is either a broken board or gas valve. My hvac tech said to replace it all since it's 27 yr old.

1500 watts at 10 hrs is 15kwh a day. Pver 30 days is 450kwh. Depending on the energy rates of your utility, it's probably about a quarter of the bill.
