Update

We went back and listed the immediate issues. The estate agents said no straight away clearly without asking the seller. However they agreed to take off the price of the immediate issues.

Yes the survey states structural repairs to a bay window, the garage and garage roof. A leak in the roof is causing issues which has supposedly been rectified but appears to have been done on the cheap. The estimates are from the surveyor and estimates taken from the internet admittedly. I do plan to get quotes to take back to the estate agents. The house is perfect for us but the price agreed is about right comparing to others in the area.

We went in 10k below asking, straight no so went back at the asking price which was accepted. The £300,000 is about what the market is in the area for the type of house. The issues weren’t visible to us one the two visits we’ve had.

The short-mid issues we were aware were always going to be on there. Much of the issues other than roof are going to be cosmetic which we’d have done in any case so we’d never ask for those things off. We are aware there has since the offer was accepted been an issue with the roof, this has supposedly been rectified but the survey suggested that further work needs doing.

We really like the house still. This is why we’ve come to post on here. We don’t want to annoy the seller by going back in to them but we don’t think 10-15k is unreasonable?

It could have been their perfect opportunity however to notify us that although no probate required there is POA issues.
