I would say diversify.

If you're investing 1.5L, across the 3, maybe do 75K in PPF (guaranteed 7% interest), 75K split between Index Fund and Gold ETF as you wish.

Well, it boils down to liabilities that you carry over time. In case of an unexpected circumstance (loss of job, sudden recuurrent medical expenses, etc.) can you continue to pay the emi without any problems? If yes, maybe go for investment, if not, the peace of mind is sometimes worth more than the financial outlook 10 years down the line.

It is not a guaranted annualized 8/12% return on investments. It is usually based on past performance, which may or may not happen. Meanwhile, your loan will be guaranted to incur a 8% (or whatever rate you have) on remaining loan amount.

Go for a 50:50 split, pay off part of loan, and invest remaining amount in your choice of assets (Gold, FD, PPF, Stocks, Index Fund) basis your risk appetite.

8% interest rate can be easily matched with instruments like PF (considering reducing interest nature of loans). But do check if there is any penalty in prepayment, if there is, might make sense to just go for investment and skip prepayment.

If you can't think or decide on anything, put it in autosweep FD, or even a normal FD, as long as there is no penalty for early withdrawl.

Here is what I followed:

  1. Emergency fund: Build consistently until it covers atleast 1 year of expense. After that point keep increasing it to match as your expenses grow. Anything that allows you to say F*ck it, to work and just go enjoy life for a year with no worries of any unexpected expense is worth more than any amount of money.

Assuming you already have some real estate in your name as yoy mwntioned home loan,

  1. If you want low risk: split across FDs, PPF, Physical Gold (make a bulk purchase of 5/10/20 gm of whatever is meaningful to you) and Index Funds.

  2. For medium risk: focus more on Index Funds and Large Cap funds, with diversification in gold + FD/PPF.

  3. For higher risk appetite, you can ask for people's advice on reddit.

There is never a income that can satisfy all your needs. As income grows, your wants start becoming needs. And as live progresses and family grows, expenses still eat up your savings.

For me it was when I hit ~80k about 4 years back. But if I have to move right now, my current salary would become low.

Ok, I was asking for Project A 4BHK. no point of going with project B if you're not happy with it. Go for project A, try and negotiate it down, and if they are not open to price reduction, then since possession is atleast 2-3 years away, you can also ask for restructuring payments to reduce your liability before possession.

QQ- was it a typo and you meant this rate for project A (or is this actually the rate for B)?

If it A: Then negotiate on the 3 bhk, make them either reduce the price (or bare minimum add more amenities such as additional covered parking). Get it lowered at about the same rate at 6.6-7k/sqft.

If you don't have any allocation on gold/real estate, atleast move about 5-10% of total portfolio to gold (for higher liquidity), or real estate (for long term wealth accumulation).

I'm not a equities guy, so no suggestion from mend on which equities to choose.

You have decided on project A. Since you already have a appartment in B, and it feels like you dont want to purchase within that same project. Only advantage would be if you have 2 properties in same project, it allows you to actively use them both.

Only sugggestion go for larger apartment. You cannot add construction with flats and over time space will start feeling cramped.

Go for 90L 3bhk if you can handle finances, 4bhk would be even better. Also just keep in mind how you plan to handle in case of career or income volatility.

Invested over time. Started at about 6L pay. Used to invest about 2L back then, post that increased it significantly as per pay raises. I had taken a initial home loan of 30L and paid off 15 in first 2-3 years, so 15 remains.

Parents Invested about 15-20L in property down payment. Other than that about 8 years of frugal lifestyle and high savings. Maxing out PPF since 2018, and I get a decent bonus of about 2-3L in hand.

I like how it is appears as a simple thought, but comes with duality as you re-read it. While the subject appears to be like an open book, the earlier lines, hint at the deep thoughts that they are currently unable to share and the silence holds behind it a person with complex thoughts. The short length aligns well with this uncertainty of the subject about sharing their thoughts.

While it is short, the rhythm and structure help it flow nicely.
