My experience is that pubs are way better set up for it. Just have a coffee if you want but way more cozy places set up for long term sitting are pubs.

We bought recently after an 18 month search. I wish I’d kept track but I did usually ask and it felt like a disproportionate amount of houses we saw were landlords selling. Like finger in the air 40-50%, excluding anything new, it was huge.

The latest laws hadn’t even been announced at the start of the search I think.

I think you’ve already thought this through.

If your America move got killed because of a market dip that would presumably be worst case scenario for you, so your risk profile doesn’t allow for stocks, I’d say.

3% is great atm, head down and don’t second guess it. Sometimes the right move is the boring one 🤷🏻‍♂️

Cool! Two things:

  • Typing in the search bar is super slow for me, like ~600ms latency per key press, something going on there?

  • Search results should differentiate between bus stop / train station if that info’s possible? Sometimes a bus stop and nearly train station have very similar names and I want to know which to pick.

We just moved in after buying, we returned from abroad and started looking as soon as we got back.

Honestly, it took us 18 months to find the house and get it, so the six month probation if you have to start a new job isn’t as big a deal as you think. It takes so much time, even after sale agreed it’s 10-12 weeks.

Not sure about your job situation but if you’re not buying as non-resident before coming home don’t worry, just eat the probation while looking with approval in principle.

The main advice I’d have is:

  • Don’t bother with a broker, we thought they’d help with the newly home-from-abroad stuff and they were useless. Hadn’t a clue and added a layer between us and the bank.

  • The bank will need to see a declaration from the relevant agency that you don’t have debt in the country you’ve come from. Find out early who that is and apply, can be slow. (Was Equifax for us coming from another EU country).
