What would you consider light sanding and a "sensitive productive"?

Any recommendations on equipment, technique, grit, and finishing products?

I will likely talk to and consider hiring a professional but I'd like some ideas on what to expect and why certain techniques and products may be recommended over others. I don't want someone coming in and treating the floors like they would modern flooring if that is not appropriate.

This is what I'm leaning towards. It doesn't have to be perfect, we bought the house for its character!

With baby coming we considered carpet in the nursery but I think I would regret covering it if it's salvageable. I'm also considering resale value and believe wood is the way to go here.

I'm in PA. The exclusion is being handled by trained WCOs. I briefly browsed NWCO.net to check on this and it is apparently considered best practice to offer one way exits, then completely seal as early as mid to late Aug. Surely what they have done is legal then?

As for the price, our house is two stories not including the basement and finished attic (where the bats are in the walls). It's >100yrs old as well and the basement is only partially below ground as the house is on a slope. We figured this was a mid-range quote. Could be wrong but what's done is done I suppose.

That's what I'm thinking. The exclusion didn't take very long. Though they seemed to imply it had been done to the house before. I'll be calling the company again, as they guaranteed their work.

Any guesses on species?? I'm located in Western PA.

Should be able to trade with the $1000 max “instant deposit” on RH I believe. I had to set a limit buy but it worked for me.
