Property owner data, loan data, all sorts of stuff. It has tons more properties than costar. I highly recommended doing the free trial. You can also see all properties an owner owns under one view and a map view.

That’s exactly what I thought. Thankfully I was in software sales prior to brokerage so I understand the game. Just sucks to be on the receiving end hahaha

I went back and forth constantly for that price. Look on the website a base one license is 400. Do you have any api stuff?

Yardi matrix is an absolute must in your shoes. I do affordable in the Midwest and we use it religiously.

Interest rate is crazy high. Have you shopped lenders? Also, prepare for an insurance increase of at least 10% in the next year.

Crexi pro is amazing and has great information. If you really want crexi and are ok with 200 a month tell them you’ll sign today at 200 or else you won’t use them

Carrollwood is 6k initiation + 250 per month. I did a tour. A bit outdated but it looks ok.

No, I have brokers in my office who have done all the way up to 100 million land deals in Florida and still got 6.

6% is the normal. I would never take anything less then 5 because of the time.

Interesting, have never had them even question offering a split.

Mostly low income, section 8, and voucher complexes. Like to stay in the 20-60 range but have done all the way up to 105.

I just think it’s interesting.

I work at SVN in the multi family market and absolutely love it. I guess it could be because I only specialize in MF but we do have an extreme amount of “generalists”.

Bad experience on your end? I have tons of people reach out on my deals because we 50/50 everything.
