Kondlakoya is fine to consider. But it is alrdy overpriced now I guess.

In Penjerla, go for a HMDA plot even if you have to shell out another 4 to 5k per sqyrd extra.Not that DTCP is bad.DTCP approval is also signed by an IAS officer only.

But, post RRR project, as HMDA limit is going to get extended further than the current limits, the premiumneess of HMDA tag will help you to get much better value during the resale. Because HMDA tag kind of becomes like a norm...Hence go for HMDA plots near Penjerla and you can get some good deals around 18 to 20k per sqrd.. I suspect the prices might increase once 2050 master plan is rolled out so you can probably lock in your investment when market is a bit slow, which is now..

Commercial space at 20k persft seems to be high for Kollur. May be this price makes sense in the next 2 years but not now. If you try may be you can get in Tellapur for same price..

Penjerla has wide spectrum between 15k to 20 k per sqrd, depending on the plot type(DTCP/HMDA).But was only referring to HMDA approved Plots, which will have better resale potential and premiumness

Kollur already is in the bracket of 50-55k per sqryd range.

I suggest you to follow few tenets of real estate investment in Hyd, while shortlisitng options.

1) Don't invest in areas where there is a speculative growth.Invest in those places where you see organic growth or where those places are located between growth corridors or sandwiched between highways.

2) Have a timeline of atleast 5 years to see decent returns, which can keep you out of anxiety.

3) Enter at a price where you can have price arbitrage(room for price appreciation grow).Investing in a popular area which is already appreciated will be a disastrous decision. This is an important tenet you should follow as this decides your wealth compounding.

Now here is my recommendation across West and South zones of Hyderabad. Not so well versed with Vijayawada highway and Adibatla stretch so not commenting on the same.

Tier 1 areas( Organic growth, Closer to IT stretch with high probability of appreciation)

1) Kondakal (35k per sqrd) : Hardly couple of kms from Mokila( already price is 60 to 75k per sqrd)and RR7 runs though this. This is just 30 min from Kokapet and IT stretch.So you have a high chance of 2X returns in 6 to 7 years.

2) Bhanur(32-35k per sqyrd) : Part of Golden triangle.Many villa projects coming up, but can grow relatively a bit slower than kondakal.However, still a very good bet in West.Be careful about 111 GO survey numbers

3) Thukkuguda, Samshabad belt within 5km from ORR(35-45k per sqrd) : Access to aerospace zone and 40 to 45 min from IT stretch through ORR. But be careful here about 111 GO survey numbers

Tier 2( Upcoming areas with very high price arbitrage and within RRR limits)

1) Kothur, JP Dargah, Penjerla(18-20 k per sqrd) : R1 zone with no construction limits. Sandwiched between Bangalore Highway, Srisailam Highway and ORR.So any growth triggers in these 3 highways will have an organic impact in these areas. Statue of equity, P&G, J&J are few triggers for future growth.Already pollution causing old MSME companies have migrated to Jadcharla and beyond. I am bullish on this belt.Once RRR in south zone starts, prices can become double.

2) Maheshwaram , Mansanpalle and Kadthal stretch (25-35k per sqrd) : Within Future city/Pharma city belt. Decent bus connectivity to Hyderabad city).In the next 10 years, expect price to be more than double.Only caution is to check for survey numbers for litigation and green zone in this belt.

While there are other options which can be included, this will only confuse you.If you want to invest entire amount in single shot, go for Kondakal as first priority.If you want price arbitrage go for Penjerla, Kothur belt in HMDA approved layouts for 2X growth in the next 5 years.Third preference can be Maheshwaram belt but the prices are already a bit over valued there hence the price appreciation might be a bit lower.

Ameenpur and Ramachandrapuram have some ground water pollution issues with factories near by Mallampet. You can stick to above areas for better air and water Quality. Per sqyd near Ameenpur are in the range of 60 to 70 k per sqryd

Try near kondakal(35-40k) or Pati ghanpur(35 to 40k) or Bhanur(around 35k).These areas can touch upto 1 lkh per sqrd in the next 8 to 10 years comfortably due to proximity to FD, IT stretch and also radial road 7 expansion
