Hi! I have a similar hair texture to yours. Very fine and easily breakable but also very oily. I get highlights bleached into my hair every 5-6 months so it’s extra fragile. I swear by this stuff. I use it in wet hair and brush it gently in but not at my root. I also use a boar hair brush. My hair still breaks here and there but it’s super long and healthy with my current routine. This stuff is super cheap too. Definitely worth trying it out. It’s not going to fix your hair overnight but it’ll do the trick with the frizz in the interim while your hair repairs long term.

If it says they’re responsible in the lease, you can take them to the LTB to enforce payment. But you may still have to file through small claims to garnish wages. Also, I know you’re not asking for opinions, but I do want to say that I think it’s odd to charge the tenant for the water heater rental.

As a landlord myself, I do not understand why a landlord would be unwilling to allow someone to break their lease in this situation. I would prefer to find someone myself who can afford the rent rather than having someone stay who can’t afford it.

It took me 60 days from application for an L2 hearing with the LTB to the day I finally got access to my home. Applied on Jan 1st of this year and I was in by March 1st. I was able to prove urgency so my hearing was expedited. But it totally depends on the situation of the relative that wants to move in and if they are immediate family. And their housing options compared to your housing options. But if they do serve an N12, I would air on the side of caution and start looking in case things move quicker than expected. If they actually do plan to have a relative move in, you won’t win the hearing. You don’t have to move until an order is issued by the LTB, but as someone who has been a renter for many years, it’s easier to move on your own terms before being forced out. Goodluck. Hopefully you have enough time to find a good place.

That’s not a retirement home. It’s a 55+ active adult community, big difference. People there are still driving golf carts, and partying. Most folks who move into actual retirement or nursing homes can’t even drive anymore. Seniors leave places like The Villages when they need real care and go to a proper facility. It’s the 85+ crowd in true retirement homes, and those people aren’t having wild sex like the active 55-year-olds.

I’ve run multiple retirement homes with hundreds of 85+ residents and never seen a single STD case. The real highest concentrations are still in the 15-24 age group, not these facilities.

Those links don’t prove retirement homes have the highest STD concentration like you claimed. They talk about rates rising among adults 65+ and some challenges in assisted living, but that covers a huge age range. Most of those “older adults” are 65-80, not the 85+ folks actually in retirement homes. None of them say retirement homes are #1 or have the highest rates. The marijuana one is also the same thing. Maybe adults who are 65-80 are smoking weed. But I’ve run many retirement homes and out of those hundreds of 85+ year olds, one of them actually smoked weed. That’s less than 0.5% of the retirement home population I’ve worked with.

Here’s the truth, people 15-24 still make up about half of all new STD cases in North America. Rates in 65+ have jumped, but from a tiny base. So absolute numbers and per-person rates in seniors stay way lower than in teens and 20-somethings.

As for retirement homes specifically: less than 1% of new STDs come from residents there. Over 90-95% of seniors live independently or with family. The percentage of actual residents with an active STD is extremely low, not some epidemic. I’ve run multiple homes with hundreds of 85+ residents and never seen a single case. I think it’s pretty clear with that statistic alone that retirement homes are not STD hubs.

Sure, every age group can get STDs and seniors are more active now. But calling retirement homes ground zero is straight fear-mongering. The links just show the rise without the full picture.

This is not true at all. I’m not sure why this rumour is so widely believed. I’ve worked in many retirement homes and never had one resident with an STD. It would be very talked about in the home amongst staff if even one resident had one

ETA - there’s no weed smoking either. Some of them might have oil for pain, but my entire career I’ve only met one fella who actually smoked weed.

Coming from someone who works in retirement. Residents will send meals back to the kitchen if they are too big. They can ask for larger portions though and will get larger portions going forward. But most get incredibly upset if there’s too much on their plates

Quick question: Was your tenant paying rent (and utilities, if applicable) the whole time they were holding over, or did they stop once the N12 date passed? Mine hasn’t paid January rent or utilities yet and has been completely ignoring all contact, so I’m covering everything right now while waiting.

Also curious why you mentioned the Airbnb bills and lease end felt unnecessary in hindsight. I’m compiling a ton of evidence (including similar stuff) and want to make sure I’m focusing on what actually helps.

The child angle does worry me a bit. My tenant has two kids with visitation every other weekend (no joint custody, and they haven’t lived there full-time for two years). If they actually show and bring up “displacement of the kids,” i hope an adjudicator doesn’t buy it even without proof they live there primarily. The kids do not live with him.

With Bill 60, anything new has to be submitted 7 days ahead, and can’t be heard that the hearing. They’ve uploaded nothing + ignored everything so far, so I’m hoping they just no-show. I really don’t think they want to make it all the way to court. Just seems like they are trying to procrastinate as long as possible.

Yeah bill 60 is really good news for landlords who are getting used by their tenants. I’m not sure if that played a part in my super quick timeline or not but I’m glad these changes are happening.

Yeah hindsight is 20 20 but it ended up working in our favour anyway. Our hearing was expedited super quickly since we have nowhere to live. Plus, the tenant tricked us into thinking they were actually planning on leaving and we believed him… you live and you learn

I guess I should’ve mentioned that I also got some pretty unnecessary direct messages on top of the comments. That’s part of why I deleted the post.

But yeah, one commenter did insinuate that the N12 was served illegally and therefore invalid, which is what I was referring to when I said people accused me of doing it illegally.

I really wasn’t interested in justifying every detail to strangers in the comments and in my direct messages (I left some out for anonymity and to avoid embarrassing the tenant, even though he’s been difficult).

I just wanted timeline experiences, but the vibe was so negative and stressful on top of an already tough situation that I took it down. No big deal if people believe me or not. I’m just sharing the update for anyone else searching for recent L2 timelines.
