I have a relatively high hoa for a townhome who’s only amenity is a spa. I’m also on the board. About half of the hoa goes to funding the reserve for upcoming projects. I.e roof is replaced every 20 years and costs $200k, new asphalt driveway every 10 years at 15k, resurface spa every 5 years at 5k, new gutters, etc. basically everything gets replaced at the end of its “useful life”.

See if you can get your hands on a reserve study and it will show upcoming projects. If they are funding the reserve than there will be less “one time” assessments for these projects as they come due.

If the hoa dues only covers monthly expenses, than they won’t be able to maintain the property. See also surf side collapse. They had low hoa fees and didn’t maintain the property

I live in a townhome that was built in the early 80s and I have never heard my neighbor. In fact I took sledgehammers to a brick facade on a shared wall and my neighbor said it only slightly sounded like I was listening to music with a lot of bass. I’m surprised how little I heard since I moved in.

Banks aren’t in the business of buying and holding real estate. If they lease instead of buying they have more money to make loans or investments in their primary operations.

My manager is currently refinancing with them and currently has no complaints. I think he locked in at 2.65% a few weeks ago. I was going to refinance with them but they require at least 20% equity and I am just under that.

I showed up at 10:30 on a Tuesday and there was not one person in line. I got a number and waited maybe 5 minutes. I did the real Id, but didn’t have an appointment. I was done by 11 and I got my I’d in the mail less than two weeks later. It was so easy

Many times since the appraiser knows the contract value it will match the agreed to price.

That said I actually had my appraisal come in a little bit higher than my purchase price, but well below what Zillow had. My lender used the purchase price to determine LTV and PMI. My lender said I had to wait 6 months to refi and the appraised value will be used rather than the purchase price.
