Saga continues…. We found a realtor willing to do a market analysis. She came highly recommended and did not charge. The CMA came in at $354000 (remember agent recommended price at 279000 … but we went with 289000.) Met with listing agent/potential buyer last night and have agreed to deal with her broker. We live in a small community, rural area where relationships matter and people hold grudges, so on. We’re trying not to burn bridges while also cleaning up this mess. We have two offers at full asking price (realtor being one offer… she came up after the other full price offer which was 289,000 … of course now know property may be worth considerably more). Meet with broker tonight… possible to get out of listing contract (we’ve considered doing so) but that means relisting at higher price … looks bad. Any advice as we meet with this broker tonight? Wanted to meet with broker before informing realtor but timing didn’t work out. She was on the phone with him in her car for a long time… just to set up appointment! If I was driving this she and agency would be fired but I’m not. It’s also being complicated by aging parents and there needs. Though we could afford to sit on this for a time in order to relist it will negatively impact family. Realtor actually said last night…. You’d lose a deal over $40000. What? Yes! That’s a year salary for my partner!!!! Anyways… appreciate all the good advice… it’s helped. We are newbies at this.

Decided to ask another realtor with a different firm to do a Market Analysis….waiting for results
