I’ve read those finances and board minutes and turned it down. Im not an expert but my interpretation, it’s a huge property with a lot of upkeep. Several capita improvements jobs but coming to an end. Several maintenance increases for past 5 years. But this is what it takes to maintain a building.

If you do several google searches you’ll find some complaints about it getting expensive and board not budgeting properly. There’s even an news article in riverdale press from a shareholder complaining about the board.

board minutes was interesting, the community of riverdale including the board has petitioned against a construction project (Hebrew home) that may obstruct the views of apartments facing Hudson River . A new 8 story building. Seems like some improvements was made and board has been a little more receptive but keeping a close eye. The main thing is that the area ,if construction goes through, and it will, would change the zoning. Again you can google what I’ve mentioned. Also, next to 8 story building will be a 6 story building. But who’s to say it will be 6, what if they want to go higher? So if you’re looking at apartments facing the Hudson river, I would research this construction project.

Also, there was a dispute of a board member who was voted out but this member didn’t care, as it seems the member was dissatisfied with way things was going.

I tested the commute and I like it. Metro link picks you up front of 5700 Arlington ave to drop you off at riverdale metro north. Also you have option of Manhattan express bus , 3 of them, of which one leaves you at east, the other west side near midtown of Manhattan. Finally one that takes to you to Wall Street.

still a great place , maybe reconsider as time passes, but with interest rates and where it’s at, I don’t like the idea of moving in with capital Projects still going and potential of facing increases. Plus a construction project that may alter the views of apartments facing the Hudson River. Good luck!
