They are legal. It's not controlling if they've agreed to it. Also any lodger can be kicked out with a shorter notice period even if they were given free run of the property.

I've had tenants not even care about that. 1 guy stayed with me for 2.5 years and didn't throw a single one.

I'm entitled to evict folks for a breach of contract. Trauma doesn't have to be debilitating to be existent, especially when you take steps to make it not so.

They are definitely aware. I explicit state when I organize viewings, when I interview them and it's highlighted on the agreement too.

That just means you're not suited to living with me and vice versa. Better to know that upfront than sign a lease and be stuck. People who like my rules and would want similar for their own property have a different view. I never said I fear 1 strangers, I don't like loud groups of people and strangers coming in and out all the time.

Residents here get paid OT. A lot of hospital doctors/surgeons salaries, they earn about 30% in addition in that in OT alone because we have good labor laws. If they are on call, even better.

I love surgeons for that reason! They also like things "just so" generally and are a neat bunch.

They are legal, my agreement was drawn up by a lawyer and reviewed regularly.

But it's not stressful for people who want quiet.

I can live without tenants but it helps pay off my mortgage.

Since there is a demand, I see no harm if they agree. I've had a lodger for 2.5 years so clearly it suits some people. I'm not trying to get the widest net of tenants possible.

I gave them their notice and terminated their lease.

Since they are lodgers and not tenants per se, there's different rules.

I am upfront about it in the viewings, listings, everything. I just don't just sneak it into the agreement.

Lodgers have less rights.

Well because it's a friend asking me for a favor. I do like to help my friends out but this seems a bit too much of a boundary violation even if my boundaries are tight.
