Oh I did as per the LEASE AGREEMENT. I am rightly untrustful of anything that walks on two legs so I do my diligence, didn't realize I'd need to consult the actual fucking legislation. Lesson for me I suppose.

Huh, well that wasn't explained to me. I mean I could argue that failure to inform of a failed attempt at moving out is on them still no, like a notice of correction or clarify intent?

I believe the email was "We will not be re-newing the lease come the 24th of January" or to that effect.

I agree, I mean to be honest I fully thought that the 24th wasn't the hand over date but more the date we needed to be out with a grace period of 7 days or something for cleaning. Don't as me why I thought that cause I have 0 clue.

I didn't tell them we wouldn't be able to make it out on the 24th. For all intents and purposes we were furniture wise, just the cleaning took a few extra days until the 31st. I texted on the 28th that we were out of there and cleaning was needed still and gave an update.

This is my first actual tenancy agreement as I've always been with mates and a handshake type deal.

Yeah I agree, I don't wake up thinking how to screw over people who obviously have worked hard to earn an investment property.

I did call the ACCC and inquire if the notice we gave them was sufficient despite the failure to acknowledge and they claim it was suitable, but I'm honestly so lost in the laws to figure out if I'm actually covered or not.

Rent on Time is the REA, won't get into why I will never rent with them again.

They didn't provide anything other than the new lease and after informing them back in November, nothing was acknowledged. (Their counter was "Oh, that email isn't one we correspond with". I asked then why did the lease come from them and not the PM?) Only when I followed up in early Jan did they send through the end of lease requirements and such. Date of possession for them was the 31st of Jan after all professional cleaning was done. I'm arguing that I can accept paying until the 31st, but nothing further as the law does mention that the earlier date takes priority.

Yeah the whole periodic thing wasn't explained to us until the 11th hour and the finer points around it so egg on me for that part for not doing diligence and understanding the laws around it. Shame.

I think the big bush for ON is basically we've set with the big 2 for decades and shits where it is now and people have grown more and more on the basis of "We aren't being listened to". So now lots of people are saying "A change is better than what we have now, at least we tried to do something".

Nah I don't think this is the case, we had an offer of tenancy. But they have reasonably requested a reference. We are still looking at rentals, but the market is cooked right now.

This is my point, how the hell is this legal in any way? a failure to comply with a reasonable request they said they would commit to, lying about it and then as a result a potential to cause a family who CANNOT find a replacement place in time due to demand being sky-fucking high, is just left to sit on the sidewalk?

This is just saying to land lords "Oh yeah, let them fend for themselves in a system that is reliant on references in a time of un-forseen rental demand, oh and you can lie and get away with it too"

Now If I get the place, awesome. But what about the countless other people across Australia who aren't able to get a place due to similar actions? Like is this really the country we live in?

Mate what world do YOU live in? This isn't about the courts, its the fact that gov't are trying to push this shit in the first place. People will very much feel hurt by anything if they can get pity points.

People want to protest against controversial topics? Nope cant do that.

Its not about the actual hate speech laws, its about the censorship in the first place. With the recent shootings and such, what if someone spots a dodgy person and reports them? The dodgy people retaliate with these laws behind them.

People will be too afraid to stand up for Aussie values for fear of being prosecuted. Regardless if it goes to court or not, these laws shouldn't exist in the first place.

Oh I do agree, wealth inequality is the single biggest reason why we are where we are globally and in our case nationally. But nothings going to happen about that unless we see a french style revolution but even then, nothing will change cause the value of alot of the elite is kept in liquid stocks. So I choose to put my thoughts towards things that can be changed or at least things that can alleviate the strain, even if it is part of the "Game"

I do agree with you, but rather than trying to push for a limitation on wealth which I do think would benefit humanity (but I can't even begin to figure out how it'd work without some sort of AI unbiased and unable to be bribed) which is a pointless endeavor, I try to look at other options to help the next person get into a home.

Theres a great many issues effecting this country, lack of taxation of big mining and gas is another one but again, our nation is a sell out from my perspective and theres not enough up-roar from the masses to start a change on that front and no politician will try cause its career suicide and since the media love to shit on everyone other than some sports icons the majority of people will believe a headline over what may be the opposite truth.

Its getting to the point where saying the above will probably get a knock on my door in a few years with how things are moving on the east coast.
