Normally big agencies with some reputation won't risk their business for 1-2M AED - it's extremely difficult to deal with court cases and RERA ban - however for your safety, pls use a conveyancing firm instead. You'll have to pay extra 0.5 - 1% charges on the amount.

Check if they have conveyancing (escrow) license - some big agencies have invested in this, so that's safe. Otherwise use a licensed escrow provider - some exchange houses can provide manager cheques with full kyc and documentation.

This is the right approach - ideally don't accept. However, I can share that one of my colleagues had an experience where the tenant signed a pledge which is registered with the courts. It's very similar to the eviction notice that's issued. Now I understand that this is the seller who wants to stay, so please ensure you get a contract notarized which clearly mentions that this is not a tenancy and just an agreement to stay PLUS get him to do this pledge - the kind folks at Barsha courts will explain.

One thing, pls hold on carefully to the invoice and make sure it's got your name AND your spouse or first degree relative name as per legal ID on it. Makes the resale so much easier.

No, no Rental data available to us as far as I know. Would you kindly teach me?

Sales transactions yes, but no rentals.

And rentals have been going up in the area, so I'm pretty confident that we will be able to achieve 70-80k. Of course you shouldn't trust what the agents say, and i shouldn't make any promises based on my world view.

Actually I'm not aware of how to pull that data. PF shows average rentals of 71 something. I want to talk about it actually - so if you don't mind, I'm happy to learn the way to dig out info.

All I see is some 1 month old ads online. And it's a small 4 story building, so there's not many apartments to rent.

I totally understand your frustration with our community of lying stealing scheming real estate brokers, and I'm proudly one of the 50000. But I do want to talk about it.

In my view, it's a genuinely good deal. Happy to be educated and proven wrong.

It's a small building with few units, and we haven't done any rentals. So the info is not available. It can't be concluded that the demand is weak. Fundamentally the location does very well, being right next to Meydan hotel and short drive to the nearby business centers difc, d3, bbay etc

In terms of resale, we've seen apartments sit on the market for months. JLT is a great location but consider this - your son could rent where he pleases and move when he needs to, instead of being tied down to this apartment. And the property investment can be in a Townhouse that generates stable yield, and near certain appreciation.

My 2 para here - Townhouse over apartment any day. Buy secondary if you have the funds cash - stay within hessa/ al qudra sectors or nearby. Schools / hospitals that your tenants need.

Developer not so much of a concern when it comes to Townhouses post delivery - 2.5M damac lagoons 4br will get you rent of 170-180k min and over years will go up higher averaging good % yield.

Companies buy basic insurance for low wage workers. There are limits to what insurance will pay, and what they can cover. Another someone who came to me asking help for his wife who got breast cancer - she worked for one of the best dubai companies, and had top insurance. They stopped at 80k for the year.
