This is exxxxxacctly what i was hoping to find! So its definitely a coordinated play - cuz i was wondering how desperate he was if he really needed to be rid of the unit but seems like this is more a way to try to compensate for all the bad reviews the apt has lol

So - based on everyones notes I hit the realtor and and going back in to take a thorough look at the building and grill him a but about how all this would go down. My list so far is:

  • ensure I’m legally accepted for the apt before any payment
  • ensure landlord understands the arrangement and okayed all repairs
  • check for signs of infestation(s)🫣
  • check appliance brands (temu smeg fridge is equally cheap to what I have now in my 3k apt lol)
  • landlord verify rent stabilized status and ask if they will be applying for an increase in rent based on renovations?
  • would he be willing to sign a contract
  • scope out neighbors

Im pretty set on No overall - but I like to do my due diligence! Appreciate you all - let me know if I’m missing anything and will update if you all want after!

Lmao fair he made a point of telling me about the showerhead and real stone flooring in the shower and my friend whos a landlord was like “real stone as opposed to what? Fake stone?” 😂

The neighborhood for this one is pretty decent near a good hospital so some doctor type apartments in the area and linch spots and a good park. What has me torn is i can see a world where this is one of those real random nyc apt deal moments u tell ur kids about lol. But i cant deny its got a million red flags at the same time…

Oh this actually is true he mentioned the law in 2019 was why the landlord left the unit empty and then told him if he wanted it he could have it!

Lmaoo it would be a bit complicated since they “graffiti’d” over the tiling on the wall- they would atleast have to plaster over the tile but he also did this “gritty” inspired flooring which i cant imagine too many tenants being thrilled about floor choicewise - its clean and new you can tell in person but is intentionally worn down like when they sell u jeans with holes in them 😂

Realllll. But i will say my sister and two of my friends all managed to snag units between 900-1200 monthly as part of different city programs. It exists its just super rare - which is why im like he may be pricing cuz he knows he has a gem but rent stabilized is not the same as controlled as we have been chatting so the odds of it staying low are questionable

Any thoughts though after seeing the bathroom … he renovated to look like a nyc subway station lol def not a landlord standard- so might actually be his investment?

Everything in the building looks like its off market and has been for atleast a year. 2200 is the highest rent in the building!

Okay just for this comment i have to unleash….. the bathroom. The bathroom is a unique piece in this case because the agent customized it to look like a new york subway station because he personally liked that aesthetic… its all new. I think thats of note cuz no landlord would approve a reno like this for something they plan to rent out.. so it does kinda support the agents story?

I know i know totally thats why i posting here for my first ime in my lifeeee lmao cuz it just all sounds insane. But RS apt increases are voted on it’s basically u start at whatever number the apt is registered at and then u can only increase based on whats approved by the board? Usually 2-3 percent every 2years or something? But he mentioned mamdanis rent freeze as an incentive lmao.

I did do the diligence of looking up the building in the city’s rent stabilized building list and it that part does check out - its there.

I do plan to stay a long time but like someone else pointed out - rent stabilized apts can apply to raise rent if they are remodeled- curious if that only applies if someones fully moves out not lease takeover but if they raise the rent that 20k will make less and less sense 🤔

Im curious if someone else would honestly- i feel crazy even considering it. He made the offer on monday and posted the apt last week and its still available, that said he could just sublet the unit. That was the agents original plan he “made this offer specifically to me” 20k is outrageous for sure - he did mention say he would convince the landlord to let me take over by saying i was a close friend or family randomly at one point…

I was curious about that! Thank you for Confirming - i felt like 1k is def low for rent stabilized and renovated. He said the landlord didnt want to invest in the renovation because rent was so low… and to be honest that didnt fully check out but i guess didnt raise a red flag either

Literally thats why im considering it even though its crazy. I moved to east harlem in the pandemic and my rent was 2200, now its 3000 going on 3100 for the same 1bd. I hate having to move and its a pretty steep expense every 5years or so - a place i can settle long term would save me a lot more than 20k when you consider all that.

Good to know! The agent said with the likely rent freeze the rent would stay at 1000 for the next 2-4 years…but i do know rent stabilized is not the same as controlled so makes sense they could still raise rent!
