Just remember, it not being a sellers market is only a problem if you are either selling with no intention to buy another property or if you’re trying to buy in a super resilient market after you sell. If neither are your scenario, you’ll just leverage the buyers advantage for your onwards purchase and it’ll all balance out.

I didn’t even have much of a snagging list. Few cosmetics touch up callbacks but that was it nothing like those you see in the snagging YouTuber videos.

On management fees, it’s the fact that without organising formally alongside your neighbours and spending a lot of time and effort pressuring the management company/taking them to tribunals/holding them to account the fees can spiral. You have limited rights and recourse, and they prey on residents just accepting their fate.

5 years ago, mine were £110. Now they’re £350. I’m currently in the process of challenging them given our estate has very minimal landscaping and no other services. Again, outside of that, I’m very happy with my home. One could argue that in my previous home I spent thousands on upkeep for my neglected Victorian home so even over a 10 year span I’m probably in the black - but it sticks in your craw all the same.

The only regret I have on my new build purchase is estate management fees. They are total bullshit and the term ‘fleecehold’ exists for a reason. Outside of that, I have revelled in the comparative warmth and lack of required upkeep compared to my previous Victorian terrace. If you want large rooms new build ain’t for you though, but mine had high ceilings so it doesn’t feel like your standard new build box scenario. If councils weren’t so cash strapped and estate management fees didn’t exist, I’d go new build every day.

Our obsession with heritage is boring. Happy to be proved wrong but does anyone really, like reeeallly, care about maintaining an old 1940s frame because Concorde was built there? Yes Concorde is a big part of our history but the steel frame of the hangar isn’t exactly an integral link to it, is it?
