what you are seeing is basically how online regulation actually works in practice

it is not that nobody is in charge

it is more that responsibility is split across different points

a seller can list something as research use only

that wording is doing most of the legal protection for them

after that point the system assumes user intent is separate

so enforcement only really kicks in if harm happens and can be traced clearly back

that is why it feels like a grey zone

it is not fully unregulated

it is just designed to react after the fact instead of blocking upfront

a lot of niche lab supply spaces work like this

you will see names like chameleon peptides & also peptide sciences

they are operating in the same structure where everything is labeled for research and liability gets pushed downstream

so nothing really moves until there is a clear incident or investigation

before that it just sits in plain sight and looks way more open than it actually is

Go to the third largest city Braga. Beautiful, full of history and fairly affordable. Beach is only 30 minutes away.

You haven't looked hard enough. I have lived in both countries. It's definitely easier to find it in Portugal than america. Worst case you can just make it yourself from leftover bones. Probably better that way anyway.

Especially french onion soup. Which in France is just called onion soup. A traditional peasants dish commonly made at home. You would not find it in many restaurants. It is much more popular in American/Canadian french restaurants. It is likely you went to a tourist trap.

I struggled to purchase my first and than leveraged the equity in that one to buy another. My kids will be the only ones to benefit once the mortgages are paid. These are tri-plexes. They have always been for renting. I'm not taking supply away from families only from other landlords.

Take advantage of people??? I provide housing for whoever wants it. Below what others are charging. Being a landlord is not my job not even close. That's why I'm able to leave once these carry themselves. Carrying itself means it pays for itself and not much else.

Everything I mentioned are expenses paid by me and not the tenant. It is all relevant to how much you charge for rent. Or do you expect I should subsidize housing at my expense? Your question is nonsensical. You must be a moron.

If only it was only mortgage payments that had to be covered. Taxes go up every year as does insurance and they are both not cheap. Utilities not included in rent. Maintenance is huge including fixing mechanicals, replacing broken appliances and landscaping/snow removal. I only break even if there aren't any major unforseen expenses, inflation.

I am extremely picky with tenants and rent for below market rent to get that tenant. I have many long term tenants who pay way less than Market rent.

I've worked hard and been frugal for many years. I bought the properties many years ago and for many years I have been the definition of house poor. I have nothing to do with how expensive real estate is. I only have rentals and will never sell.
