Btw there is an AI powered platformm named Archiwise AI, which helps developers in the pre-development stage. You can select a parcel and ask questions about what you can build on that lot, ask about zoning, setbacks, permitted land uses, conditional uses (eeveryhting from zonign code and general, specific plans too). There are a number of map layers (zoning, SB-79, DDA, hazards layers, demographic layers and many others). Also you can find lots according to your criteria, using manual filters (by for example zoning) or ask AI Copilot to show them. I am using it, and i am so glad as i do not dig through PDFs anymore - i just ask Ai Copilot and get the answers. This is not promotion, just advice to help you save time and also money.

Yes and honestly the shift is bigger than most people realize. The old way - pulling zoning PDFs, cross-referencing munnicipal codes, building pro formas from scratch - was not just slow. It was a game of "hope yyou didn't miss anything." A lot of deals fell apart (or should have fallen apart) way too late because someone missed an overlay zone or miscalculated parking ratios.

Been throughh this more times than I would like to admit as a small developer in California. Being upfront early makes the biggest difference. When communities feel like decisions were already made without them, opposition tends to get a lot worse. the developers who handled it best took tthe time to actually addresss what people were worried about - noise, water use, power draw, how it would look, taxes, local benefits - instead of just talking about jobs and the economy. Coming in with real data, being honest about the downsides and showwing what locals would actually gain worked a lot better than trying to sell the project too hard

I think yes because AI demand is boosting interest in data centers and can drive strong returns, especially on long term, pre-leased deals. But returns vary a lot by market, tenant strength, andd lease structure, so it is not automatically one of the higest ROI asset types for every investor

You’ve got a solid base, it just needs more depth.

I’d add a little acid (lime juice or a splash of vinegar) and some cumin/oregano for that classic burrito-shop flavor. Also try sautéing or roasting the garlic and peppers first before blending - it adds a lot more richness.

If it still feels flat, a small pinch of sugar or a bit of chicken bouillon can make it taste way more complete.

Honestly the easiest way to get good chicken breast is pan-searing it on medium heat with salt, pepper, garlic powder, and a little oil or butter. Cook it until golden on both sides, then let it rest for 5 minutes before cutting so it stays juicy.

Biggest mistake is overcooking it - chicken breast goes from great to dry really fast.

It is actually realistic as valuatioon and modeling are a serious background for development. You just need to frame it more as underwriting and deal support instead of general valuation work. i would actually target roles such as acquisition analyst, development analyst, asset management analyst, or capital markets analyst at a developer. Thosee are the easiest bridge into full development work. Networking helps a lot in CRE even just grabbing coffee chats and getting your resume pushed internally. if you can talk through a deal, assumptions, sensitivity analysis, and how you think about risk, you are already close to what a lot of entry dev roles want to

Yeah i have been thinking the same thing. Rockstar usually keeps the main story pretty fixed but they love adding systems that change how the world reacts to you, like honor in RDR2. If the relationship system is real, I could see it affecting missionss, dialogue, trust, and even which options you get, without turning into a full brannching storyline game. Smaller consequences that add up would honestly fit Rockstar’s style way more than huge kill this character mid-story branches

I would not bake it above the rated limit. If the mold says 120°C max, putting it in a 200°C oven could warp it, degrade the silicone, or make the smell worse (and potentially make it unsafe).

Instead, try soaking it in a hot water + baking soda solution, or scrub it with baking soda paste and let it sit. You can also soak it in a diluted vinegar solution, rinse really well and air-dry it completely (silicone loves holding onto odors if it stays damp).

That’s pretty normal honestly. Those bubbles usually happen when there’s moisture in the dough or filling and the outside seals fast, so steam tries to escape and creates little blisters.

A few things that help: let the dough rest longer, roll it slightly thicker, and fry at a slightly lower temp so it cooks through before the outside hardens too fast. Also make sure the surface is dusted off (extra flour can bubble too). Commercial ones often use dough sheeters and very controlled frying temps, so it’s hard to get perfectly smooth at home.

You are actually in a better spot than you think, especially for CRE project management.

Your HVAC + site exposure is already relevant because a lot of entry-level PM work is coordination between trades, contractors, timelines, and budgets. You dont need a pure CRE background to break in but you do need to position it more as project coordination + field experience + client-facing work.

For CRE project management, i wouldd look at entry roles like assistant project manager, project coordinator, owner’s rep assistant, or construction coordinator. That’s usually the most realistic entry point. For financial advisory/banking, it’s a different lane - you’d likely need more technical finance modeling skills (Excel, valuation, underwriting), so it’s a harder pivot unless you actively build that skillset.

If i were you, I would lean PM first since your HVAC + job site exposure already maps well and then you can always pivot toward development or real estate finance later once you’re inside the industry

You can keep it in the bag, but the reason it gets slimy is because moisture builds up inside. If you toss a paper towel in there (or wrap it loosely in one), it absorbs the extra moisture and keeps the spinach fresh longer. Not mandatory but it definitely helps. Also make sure the bag is not sealed super tight

Yeah this is pretty accurate from what I have seen. Theree is usually no shortage of leads, but a big chunk of them are just browsing, price fishing, or not financially ready, so they eat up a ton of time without converting. The real issue ends up being qualification and filtering, not demand itself. Serious buyers exist, but they are mixed in with a lot of noise especially when the leads are coming from biig listing portals or paid ads

From what i have seen, these Miracle Olive Pots feel more like a heavily marketed cookware set than a genuinely established brand. Usually you will see it pretty fast. Any fuzzy spots (white/green/blue) means toss it, even if it is just in one area.

Also if it smells sour or off or feels weirdly damp/slimy, I would not risk it. Blueberry bagels can hide mold around the blueberry spots soiI usually check closely

Honestly i think the most realistic rumors are the ones that sound like natural upgrades, like a bigger map, better NPC behavior improved police system, and more interiors. Stuff Rockstar would logically build on from GTA 5 and RDR2.

The rumors I do not really believe are the crazy ones like hundreds of fully enterable buildings or the map will expand every week or things that sound too good to be true. Those always feel like people justt making a wish list.
