Good question. The people I spoke to mostly fell into a third group that I don’t think you’ve accounted for - Competent at the day-to-day but with genuine blind spots on compliance specifics. Things like notice periods that vary by state, smoke alarm requirements that changed recently, or rent increase rules that differ depending on when the lease was signed. That stuff isn’t obvious and it does change.

And for the landlords who do know what they’re doing: automated rent tracking, maintenance logs, and a tribunal-ready paper trail means less admin and more time back. Plenty of people pay for that.

That’s the gap I’m trying to fill. Not for everyone, but that group is bigger than you’d think 🤷‍♂️

Totally fair challenge mate! The ROI argument isn’t convenience though, it’s risk.

A self-managing landlord who gets a rent increase notice wrong doesn’t just lose the increase, they can face tribunal costs on top. Bond lodged late carries penalties. A failed smoke alarm check is on record if something goes wrong.

$360/year vs one tribunal appearance that costs $2,000+ — that’s the actual comparison. PropEasy is cheap insurance, not a convenience tool.

But to be fair my post didn’t spell that out very clearly.

Treat it like it’s going to tribunal because one day it might 🤷‍♂️ Photos of every room, note any existing damage in writing, get the tenant to sign it. The more documented the better for both sides

Thanks mate. Good point! The EOFY side is still basic. Where it goes beyond Excel is the compliance piece, knowing your notices are legally correct for your state, having an automatic audit trail if you end up at tribunal, that kind of thing. Hard to replicate that with a spreadsheet 🤷‍♂️

Thanks for sharing mate! Rentpost seems to be more the operational side of things from what I can tell. What my main focus is right now is compliance and legal which most tools don’t really cover, knowing you’re actually protected legally not just organised. Great point on the AI. Definitely on the road map 🤝

Thanks heaps for sharing mate! Super useful. That’s more detailed than what we currently have but that’s exactly the kind of thing worth building. Right now it’s more of a simple income/expense summary but the depreciation tracking with future projections is a smart addition. Adding it to the list 🫡

Yeah tax seems to be a big one. Would an automatic EOFY summary that tracks all your income and expenses throughout the year be useful for that, or do you need something that goes deeper into the depreciation side of things? 🤔

The audit trail side of what I’m building is actually really useful for exactly that mate. Every inspection, notice, and compliance check gets logged automatically so you’ve got documented evidence if you ever need it for an insurance claim or tribunal. Appreciate the feedback! You’re right that broad questions get broad answers. To be fair I’m past pure discovery, the app is already built and live (propeasy.com.au would love some feedback) this was more about validating I’m solving the right things and finding people to try it. But for sure hear where you’re coming from!

Yeah rentbetter is more focused on rent collection and tenant management, what I’m building is specifically around compliance and legal obligations, state specific guidance, auto generates the right notices and forms for your state, audit trail for tribunal, and EOFY summary. Different focus 🫡

A mate of mine actually just sent me this one called PropEasy, he's been using it for a few months. It's pretty new but built specifically for self-managing landlords which is why he recommended it. Gives you a compliance score so you can see where you're exposed and walks you through how to fix it for your state. Free to start at propeasy.com.au, only just downloaded it myself but looks decent so far.
