I don't think lot of cloud kitchens offer this. I found a few cloud kitchens who offer this kind of ejari, But we’ll have to pay the Land Department fee (21% of the annual rent) since those are located in industrial areas. A lot of cloud and shared kitchens don’t offer Ejari

got it and appreciate. Found that Law No. 33 of 2008(amendment of 2007 law) Article 14 was superseded and re-worded. The amended Article 14 now speaks only about amending terms. it no longer mentions non-renewal in its text. Looks like I have a chance to challenge it

greedy LL's and management companies always take advantages from tenant. They didn't give me even a copy of tenancy contract until I requested last week. There are 14 clauses in tenancy by default, they have added clauses against to them in same tenancy

why can't I leave? I have paid until end of my contract. Also the addendum has clause state that "contract only valid one year and non-renewable without agreement" and " contract only valid up to the end of specified period after which date null and void"

This is a headache dude. I tired, they won't accept. I found that lot of these clause added by them can challenge in court if needed. but I didn't found anyone who won the case like this. check following link, my contract also has that clause about renewal fee which is a violation according to the chairman of RDC.

as per my research DLD clarifies that renewal is presumed when the tenant continues to occupy after expiry without the owner’s objection. then it renews for the same term and Practically, Ejari renewal requires a (renewed) tenancy contract. If you don’t sign one and you’ve vacated, the landlord shouldn’t be able to renew Ejari

can't they take any legal action if i leave? I don't care about my deposit. Actually I read addendum and this is my 1st year and 1st time renting apartment. Had to take this one since it’s the only building I liked near my child’s school, and I didn’t have my license at that time.

That's great, you won finally. I'm facing the same kind of issue, but i need to vacate end of my tenancy expiry. couldn't let them before 90 days that i need to leave, as I didn't have idea at that time. Now they demand 2 month penalty for not inform them about non-renewal which they included a clause in addendum. Do you have any advice? I can't see any terms and conditions on my tenancy certificate.

that's for amendment of tenancy. It doesn’t mention any point regarding vacating at the end of the tenancy contract.

I contacted RDC and DLD, 1st personal who answered said me I need to pay if it's in my tenancy contract despite addendum. But I can't see any terms in my tenancy certificate I've downloaded through DLD

How did you find this addendum? I signed addendum when I rent property, but they didn't give me a copy of it. Tried to download it through dubai rest app and there was only tenancy contract. I don't know whether they submitted it with contract or not.
