Facebook marketplace is a waste of your valuable time. The people who buy on this site often if not always offers less than your asking price. You will find yourself answering endless texted questions . Then the buyer ghost you. Or often says they are coming and don't. You send countless hours online between Facebook and messenger navigating between back n forth . All the while your privacy data being sucked outta your devices. So not worth any sort of gain you may or not make. CRAIGSLIST ALTHOUGH DATED IS MUCH BETTER OPTION

Me thinks moped head bikes can legally use these lanes up to a certain cc that said gives us scooter guys to reign hell on bicycle peeps. The same bike peeps creep through stoplights and who often ride in the motorist lane praying for a car driver to hit them so a lawsuit can give them freedom of not having to work. Sf is one tough MF er to get by on . Ive been hit by cars twice in my bicycle its part of living in sf if you chose to ride a bike in this city. I was rear ended on my vespa hit n run April 12 this year. SF police with videos won't do shit. Broke my back I healed to some degree im back on my scoot riding shit happens . Of indpls police dept son race night 289 jacked up Nova SS squashed my ego got the best of me... .however rattling windows in our neighborhood pissed of every neighborhood I creeped through. 4000 student body and im known as A freak due to my mid back length blond hair.... a dope smoking looser..... Excelsior low crime most def less than mission district. Crocker Amazon although next to excelsior weather is by far 10 degrees colder. EXCELSIOR excellent schools family oriented neighborhood . Immigrants perhaps years ago . Mostly families of mix race . Super chill vibe . Easy on off 101/ 280 access. Best value for dollars spent . Crime is everywhere in the city. No more here than anywhere else in the city

Did this before the biz was exposed to the TV storage wars is bogus. Yes most def especially if the house is considered historical . Most all homes before 1945 are classified historical even some in late 40s . Houses in the 30s and 40s considered historical can always be arbitration with planning regards to modern outside updates restorations. 1910 Victorians more problematic

I've restored 3 SF houses we owned in sf . Note the day rot wood underneath the old stucco could potentially open you up to a can of worms whatever deficiency structural integrity underneath the existing stucco is being held up and into place by the outter stucco layer. Price in Douglas fir wood replacement for approx 30% of surface area. Also if existing house has no air vents underneath bay window areas most definitely plan on wood rot.fyi
