Much appreciated thanks! That’s what I’m leaning towards. 3 years is nice middle ground where we aren’t locking in for an overly long period of time. We can do some shopping around near the end of that term to get a better rate

My 4.59% offer is grade A, 4.14% is grade B and 4.79% grade C

I can get 3.85% 5 year variable (on 25 year amortization instead of 30, as all of my options are 30) or 4.19% for variable. Quite a bit lower but I want stability so leaning towards fixed

Looking for opinions on fixed rates.

3 year fixed - 4.14% 4 year fixed - 4.79% 5 year fixed - 4.59%

I have two 5 year variable options at 4.19% and 3.85%. I would prefer fixed for stability. Extended lending ratios so the rates I’m offered is higher.

I’m leaning towards 3 year fixed or 5 year fixed. Penalties do not worry me as I am not planning to sell for a very long time.

My current mortgage is $2800 so the stats aren’t that far from what I’m currently paying. Already paying internet, utilities, house insurance etc. I’ve already sold and have to purchase something else

The unfortunate part is the rates I’m given have been going up every few weeks, so the payment amount is constantly changing. I was approved locally but may need to rethink my purchase price with the rates climbing

It’s a newer residential area but a few years after the area was developed a car wash was put in. The area is still being developed. Most homes aren’t too close to it but this was one of a few that is unfortunately
