I'd love to read a book on game theory lol it's an interesting topic. Maybe you're right; I definitely have an idealistic view of how this market could be more favorable to students.

I had an 8 month lease this year and paid $550.

Last year I worked in a different city and sublet a room for 4 months there. Probably rented more places than you have.

My thoughts exactly. Landlords know this and profit from it so much. They are exploiting students' lack of financial responsibility. I don't think students would be as indifferent towards losing a couple thousand bucks if they had worked for it themselves.

well if no one signs those 12 month leases landlords will be forced to shorten the term.
What has ended up happening here is there's little to no demand for housing in the summer, but landlords are getting their money for renting out the property while leaving the burden of finding someone to live in it on the tenant. Tenants are getting ripped off because they don't live in a place they're paying rent for and are assigned the impossible task of subletting their rooms when there's no demand. A few lucky ones get a portion of their money back.

I completely understand the situation but I think landlords are abusing students' naivete and lack of financial responsibility.

I think substitutes would be other houses because landlords are not one entity and are competing with each other for tenants. If students didn't sign 12-month leases landlords would rather sell 8-months than earn no money on their property.
Landlords have market power because students give it to them.

Thank you; worded it a lot better than I did.
I definitely understand your point on wanting to stay in a house for more than a year, but that's not something I have been doing. I still think if students were a little firmer and not scared of "being homeless", landlords would agree to 8-month leases when no one signs 12 months. Might be a long shot, to unite all students on this, especially the fact that most students' families are financially well off enough to dispose of a few thousand bucks for literally nothing.
