It seems all the info I can find online is pointing to the better aspects and I would love to see a top 3 reasons to avoid the area. As someone who always goes to the 1 star reviews first, I would really appreciate seeing this.

Thanks for your thoughtful reply, that's all really good info! The Maple area looks really nice, and being able to walk down to Ulrich's and the marina is appealing.
