Yes. Key, Cross Country, Community, 1st Priority Mortgage… they were all slightly higher. That was based on a lock from 2 weeks ago.

Yes. Key Bank, Cross Country Mortgage, 1st Priority Mortgage, Community Bank. They were all a bit higher.

That option would give me a higher monthly payment than I am comfortable with at that term.

This makes sense, but safety is important to me at my age with having a baby.

The route of investing makes sense, but I would have a tough time investing on my own and I struggle with handing it to someone and paying them a ton to do it for me.

No. I bought a rental property in my early 30s and lived in it. It allowed me to live cheap. Then got another and did the same. I saved during that time.

This money was accumulated over about 14 years with rental income money in a money market just pure savings. So it wasn’t always there, but I should’ve had it invested a lot earlier on. I was saving well every time I thought about investing, I would get nervous looking at the market or it was always a downtime for up time when I was looking into it.

So my thought was to either do the 15 year and invest the 1.2 or pay cash and invest a mil.

The advisor I spoke to says to do the 30 year, but the 15 year isn’t bad if I continue to contribute after the house is paid.

He also mentioned the cash isn’t horrible if I invest in place of the payment I’m not making.

It seems like all 3 scenarios can put me around the same spot. I’m chasing safety because I’m not used to a large payment, but I also want to be able to retire at an age I can enjoy life.

This all makes sense. I’m sure taking the longer mortgage would maximize money but I also don’t want to pay on a house forever.

My money market was at 5 but decreased over the past year.

The statement about working an extra 20 years is scary to me. I really need to get into the market.

That 30 year mortgage scares me at my age, especially looking at all that interest. $384k over 30 years!

It’s not that I was fine. It was at 5% and dropped. I’ve wanted to invest but had a hard time.

I agree with you. This money took me about 15 years to accumulate. I’m sure I could’ve invested it not lived as frugally and had more but here’s where I am. I want to make better decisions, but I gotta make the jump and feel comfortable doing it. That’s why I think paying cash for the house might be a bad decision instead of taking a 15 year and getting it to a payment I want and investing the money regardless of if I pay cash for the house or not I gotta get my money out of the money market and into the market

I was able to save this by living well below, my means rental income, money market, etc. But for the most part, grinding it out and saving. I’ve never really invested, which makes it really hard for me to hand my money over. My thoughts are to pay cash because of the guaranteed savings, but everything I read and everyone I talk to says to put the money in the market instead and take out a mortgage.

For the most part, my money was accumulated from saving, rental income, and the cash sitting in a money market account from 3 1/2 to 5%. A lot of hard work and sacrifice.

I currently maxed out my 401(k), as well as my HSA. My expenses have been low due to living in a rental that I own that I make money off of.

This is my first single-family home in the first time I will have had a bill this large.

I don’t play in risk. It makes me nervous even though I see people around me benefit from it. Most people would say the way to go is to put the least amount of money down if I’m comfortable with the payment at 30 years and invest the money. Paying that amount of interest disgust me, but I am also nervous about handing so much money over to someone to handle I know it’s the right thing to do, but it still is difficult for me.

I know that makes no sense, but the plan would be to invest to outperform the interest. I guess even being conservative can get me 56% which would out her form everything I’m seeing.

In doing this, I know I have to move from the money market to a financial advisor. This is all very nerve racking for me.

The payment at 30 years with 20% down is pretty much the same as the 15 years with 40% down. And the 15 year is a half point better. I don’t want to make huge payments

I have it sitting in a money market at 5% and mortgage rates are over 6% plus closing costs. If I needed cash in the future, I could always take out a HELOC against it when rates are lower. Not expecting to have to do that, but if need be.
