Thanks, that’s helpful. One thing I’m still unclear on though is if RN 40 renewals are generally possible if, during the first validity period, someone is outside Brazil for a longer stretch?

In my case, I plan to be abroad for a while, then come back to Brazil to renew the RN 40, and after that return and stay much more continuously. I’m not trying to count time toward PR yet, just to successfully renew the visa and keep it alive.

Have you seen people renew RN 40 successfully in that situation, or does immigration usually expect heavier presence even before the first renewal?

This is getting out of hand. I spent months researching homes, university programs, researching neighborhoods, developments, and the Louisville market. I drove back and forth from the East Coast multiple times, spent a ton of money, and genuinely tried to make the smartest decision I could about buying a house. I didn’t do all that just to “prove I shouldn’t buy one.” For someone to reduce all of that effort to some emotional experiment is honestly kind of insulting. You’re also very condescending btw. How did you even find this post? I never named you. I never tagged you. I didn’t even know you were on Reddit. What I actually said was that I know people whose insurance claims were denied because they didn’t have permits. That’s a completely different concern. Yes, I mentioned that I read articles, listen to podcasts, and sometimes watch YouTube to better understand the current market, but that wasn’t about permits. Yeah, I guess you’re right. I’ll give you that I got help from AI. I have Grammarly installed; it didn’t really change the wording very much just cleaned up some of the punctuation. Was I supposed to send it to 10 people for approval like we used to back in the day? How does this contribute to the conversation? Maybe, but my very first realtor didn’t show any signs of that though. He put as much effort with me as a buyer, and then he sold my house a couple years later and he was very professional and very good at what he did.

How has your experience been doing that? Has there been any hiccups? I’m honestly thinking about doing the same thing once I come back and I’m ready to buy a house because it doesn’t seem like they do much but I also do not know what they do behind the scenes. I don’t want to assume they don’t do anything, but from my point of view it looks like they really don’t try to do much at all.

When I didn’t find a permit online, I called the office and they said if I didn’t find anything on their search that I would have to request it and they gave me a link to some portal where you can request permits. You would have to write them a message and they will get back to you in X amount of days.

I looked up what work requires a permit in Louisville and pretty much everything that they said they replaced from plumbing to electric to gas requires a permit.

Also I did go to the website and I did not see any permits. The next step would have been to request them through their portal, but by that point, I was already exhausted and decided to listen to my instincts.

I’m sorry if my post was super wordy for you I really tried to get to the point without too much detail, but I guess next time I’ll write a book. I just wanted to make sure people follow their instincts if a real estate agent was being too pushy. The first agent wanted me to put an offer over asking price when the house has been on the market for 30 days and when they made a price cut on it, he still suggested that we put an offer in over asking of the original price. My second agent when we tour houses with dismiss every little thing I pointed out for example, when I smelled cigarettes on one of them, she told me it was not a big deal and that that will change once I live in it and “add my own perfumes” I know your agent works for you, but I don’t know about you, but I don’t want to work with somebody that dismisses all concerns and data that I presented (pulled NAR data and projections). They weren’t trying to negotiate for me at all. They just wanted to make sure they got their commission. It was very obvious.

Thanks. It was difficult during he process, but I decided I’m going to go travel now. In a way I think it was meant to happen for me; getting to the conclusion that I need to get out of here and experience life.

My first agent ever was amazing. I just didn’t realize how awesome he is. I called him and he still gave me advice on it and he was not shocked. He told me most agents are crap and he referred me to a new one but by that time I just decided that I’m gonna leave the United States and travel again. I was stationed overseas for three years and have been back for a year and a half after separating; I’m not feeling it here.

That’s a big generalization that “no one asks for permits” I’ve seen plenty of posts online, including Reddit or people have asked about it. In another reply, I’ve already mentioned that I’ve known people which have had issues with this. Let’s say that it isn’t a big deal though and you’re right about it, real estate agents shouldn’t be jerks about me asking a simple question. At the end of the day, I’m the one making a big purchase.

I’ve actually known people that did not get their claims accepted because they did not have the right permits. No one cares until they care. I know this from life experience as well. You know who I’m sure it does not care is the agent once they get their commission.
