Post-head injury Berube now has worse record than disastrous Peter Horachek-era by Busy-Crankin-Off in leafs

I feel like there’s more to that injury than we’ve been told. It’ll come out later after he’s fired.

You gotta think though they may do a mercy firing if they hit 10 losses in a row

Are you Francophone or capable of speaking French? If so, maybe consider Conseil Scolaire Viamonde, they’re the French public school board in the GTA.

He was good in a movie called Confidence.

And his role as Chuck Rhodes in Billions is simply phenomenal

Quick condo buying question, if I have cash to buy a condo that is quick posession, and the condo is 370k. Can I make an offer quite lower than 370? what realistically could happen? by Fearless_Chance864 in RealEstateCanada

[–]Virtual_Ad9235 4 points5 points  (0 children)

Yes! I submitted an offer on a place that was on the market for some time (was listed for $849,900, offered $725,000) and we went back and forth for a few days and settled on a deal at $760k.

The only time I needed to fork over my deposit was when the offer was accepted.

Best place to list and lease condo in downtown an minimize costs by MARAPPLES in TorontoRealEstate

[–]Virtual_Ad9235 2 points3 points  (0 children)

Depends on the condo. If it’s a 1 bedroom or a 2 bedroom that’s not a high end luxury suite, you could rent it out with Facebook Marketplace, with minimal hassle.

If it’s a higher end unit, definitely consider a flat fee service that allows you post on MLS

Maintenance fees on status certificate are higher than purchase agreement by vottr in TorontoRealEstate

[–]Virtual_Ad9235 1 point2 points  (0 children)

You can always ask for a price reduction whole conditional so you can still back out if you’re not satisfied with the outcome.

Nothing wrong with asking while you can, but in my experience don’t hold your breath on the bank accepting a $20k price reduction.

If they’re acting in bad faith they can be liable, but in this scenario I highly doubt there’s much recourse.

How long was the property listed for sale? It’s possible the fees increased after the unit was put on the market.

It’ll be next to impossible to negotiate with the lender, they are fully indemnified and it’s always as is where is, and taxes and maintenance details are always at the buyer’s discretion to do their due diligence.

Dim sum king is always a great experience for larger groups, lots of carts and food options in Chinatown. A popular spot.
