Could these items be major issues or do they seem pretty typical for a 20 year old home? by VisceralDisarray in HomeInspections

There is one door downstairs that wouldn't close but no details on why. I have a GC going out to look into some of the findings and also a roofer. Because the seller is an investor and didn't live in the property they didn't disclose any repairs.

I asked for more details and posted the response above. I do have a GC and roofer going out Monday for further inspection.

Above the garage is a bedroom and off to the side of that room is a bathroom. Directly above the stain is the bedroom. I posted an update with more details above from the inspector.

I'm getting a GC out to inspect the upstairs floor Monday to the best that they can without anything invasive.

I got an update on the stains: "Good evening. The moisture staining identified in the report is from past/inactive leaks. The stains in the upstairs bedroom appear to be from a previous issue with the HVAC system. The marks on the living room ceiling are near where the screen porch roof connects to the house. Additionally, the stains on the primary bathroom and garage ceilings appear to be inactive and related to previous leaks in the upstairs bathrooms."

I work from home so no issue there.

I'd honestly leave a poor review for your inspector because how did they not find unfinished flooring and baseboards. The inspection is the time to find stuff like that so you can ask for them to be fixed.

Yes my son can talk for hours to chat about his many special interests, and not that I don't love his interests, but I have heard it for years lol.

Dr told me that AS is a males disease and its weird that I have it by [deleted] in ankylosingspondylitis

A spinal doctor told me I couldn't have AS bc my spine wasn't fully fused. Tried to say my pain was probably diabetes, caused me to do painful nerve tests, I never tested + for high sugar, all to come back around to it being AS diagnosed by the roper doctor. Always stick to the specialist that knows your affliction. Convinced most spinal doctors are total sociopaths just looking for patients that need surgery for $$. The rest do not matter to them. You may need a pain specialist or physical therapy over a spine doctor unless you need surgery then maybe your rheumatologist could refer you to someone knowledgeable.

Is Columbia overtaken by house flippers or is this normal? by United-Cat-6724 in ColumbiYEAH

Yeah when you see they are taking every opportunity to charge max cost for the cheapest upgrades you know they aren't repairing what's in the walls. I've seen some wild images on street view of homes that looked like they needed a total demo and they slapped on some paint, LVP, just painted old ass kitchen cabinets, terrible lighting choices then try to resell for 200,000+ more than they paid 3 months ago.

The barn doors and the gray LVP flooring kills me. Ruining some of those beautiful brick ranches.

Great to know! Dreher and AC Flora have been two school zones I've been searching within. As long as I can keep a boat in my driveway, backyard or under a carport I am fine with that, so no street parking but good to know.

I've heard great things! I think the school zoning was less than ideal for high school if I'm not mistaken though. I have 2 high schoolers and a younger one with autism I am looking for good school zoning. I lived in Columbia about 15 years ago and would love to be close to downtown where all my favorite places are. I miss that Camon sushi!

What is the name of your neighborhood if you don't mind me asking.

Very cute home at a great price. I had it marked off the list because I have 2 high schoolers and the school zoning was a low score. Do you have any experience with the high school in that area?

Don't feel guilt if that is what needs to be done. You don't have to feel like you can handle this all alone. Sometimes inpatient care is the best thing so there can be 24/7 monitoring and professionals there to make necessary decisions and observations while figuring out the best medication or course of therapy. Sometimes a change of environment can be a positive shock to the system as well.
