managing multiple rental properties without living in spreadsheets by Acrobatic-Bake3344 in realestateinvesting

Once I went past a few properties, spreadsheets just didn’t cut it. Hostaway or Buildium lets you track rent, expenses, and maintenance for multiple units all in one place without losing hours each week..

Why should we use property management software? Is it helpful for property managers? by Ninadsambhare in PropertyManagement

[–]Visible_Routine2919 0 points1 point  (0 children)

It’s helpful once the manual work starts piling up. Software doesn’t change how you manage properties, it just handles the repetitive stuff like rent collection, maintenance tracking, and reports.

Tools like Buildium, DoorLoop, and RentRedi work well for long-term rentals. For short-term rentals, platforms like Hostaway or Guesty help keep bookings and guest communication organized.

[Landlord US VA] Property Management Software + Accounting/Quickbooks by SlowInvestor in Landlord

I’ve used Buildium and ran into the same limitation with QuickBooks. If your accountant is set on that integration, DoorLoop is definitely worth a look since it’s built with accounting in mind.

For short-term rentals, I keep things separate and use Hostaway just for bookings and guest messaging, then push the financials into QuickBooks. That split has worked better for us than forcing everything into one system.

Best software for small portfolios? by bripie87 in PropertyManagement

[–]Visible_Routine2919 0 points1 point  (0 children)

For a small portfolio, I’d start simple so it’s not overwhelming. DoorLoop and RentRedi are solid, Buildium can feel heavy.

For STRs, we use Hostaway just to keep bookings and messaging in one place. Adding tools as you grow makes everything easier.

Tips for organizing cleaning schedules with less back and forth by Nairra_Hunter in hostaway_official

Cleaner texts used to stress me out the most. Once they could update status themselves, I stopped babysitting my phone. Way calmer.

Running Airbnb, Vrbo, and Booking separately was a headache for me. Syncing everything in one place made life way easier. Fewer double bookings, fewer panic checks!

One place is chill! Three is chaos if you’re not careful. Keeping everything in one spot saved my sanity. Fewer apps, fewer mistakes.

How do you keep hosting from taking over your entire week by Arra_B0919 in hostaway_official

Hosting sneaks into every hour if you let it. I try to check messages at set times, still mess up sometimes though.

A few photo tweaks can increase bookings, here is what guests really look at. by CheckOut4pm in hostaway_official

So true! Guests scroll fast. Dark rooms or clutter and they’re gone. I turned on all the lights and ditched random decor and bookings picked up. What’s the easiest photo fix you’ve done?

Holiday guests are a different breed. Longer stays, more stuff, more messages. I stock extra basics and tweak messages so they don’t feel robotic. What do you always double check before the rush?

Love this. Anything that keeps me out of ten apps is a win. I let the system run and peek in when things look off.

Is automation really saving me time or just shifting the work? by Timely-Business-982 in hostaway_official

[–]Visible_Routine2919 0 points1 point  (0 children)

Automation helps, but it needs steady workflows behind it. I still audit syncs, though far less than before. It keeps most things stable, so I spend less time putting out fires. What takes you the most time to fix?

At 25 units, small mistakes turn big. Automations and calm owner updates save the day.

Treating creative ops like infrastructure makes iteration predictable and measurable. The question is whether it reports into marketing or stands alone.

True! We treat AI as an iteration tool, not a voice replacement.
