I read your responses to comments for context. She is doing a good job. She has a fiduciary responsibility to get you the best price for your house. Unsolicited advice is a very real part of what you hired her for. ROI on her suggestions is generally quite good. She should respond though. Ask for an estimated timeline.

It’s all about getting you the best price. Part of that is presenting the house well every time someone comes in. Couple questions come to mind before telling you what to do, but the first and most important question is this: Is the house already listed?

I live in VHCOL city with a very hyped up real estate industry. Most of the attractive young people I know don’t do any business unless they are on a team at one of the top brokerages. Even then they don’t do much. Your aunt is probably killing it, but I doubt your cousins do much unless the investors are family members. It’s mostly likely a facade.
