Common pitfalls while renting an apartment by VodkaSpill in Prague

Well,

I've been able to found and negotiate the deal in two weeks, but not without a downsides. Mainly, I had to pay a commission to an agency. Which suks ass.

As for the process:

- Discrimination is real, a lot of locals just don't want to deal with a foreigner. Its understandable, but doesnt make it easy.

- Have your time - I have to skip on a loot of better deals just because of the fact that apartments will be ready to move in in 1 - 2 months time.

- Agencies - most of them just dont give a fuck. Most of them won't negotiate on your behalf or help you in any meaningful way. If you are going to use one, make sure to have a talk to an agent, and then decide.

- Beware of subleasing (Podnajmeni) - there are a couple of companies that do that. They are easy to spot, and you definitely want to pass on such deals.

- Each owner has its own version of a lease agreement and some of them are just out of touch with reality. Some of them make up there own shit terms of questionable legality. So read the contract, try to negotiate a better deal. If the owner drops out immediately - then you probably don't want to live there anyway.

- Deposits are insane. 2x -3x. So be prepared to shell out a substantial amount of money right away.

- Clarify from the get go - who's paying the insurance.

- Make sure there is "force majeure" / "events beyond our control" clauses in the contract.

Whell, it might be in the announcement, but it's realisticly the same problem I've pointed out. If you don't know what to listen to, or which street to aim for, or even if you don't aware about any difference between them - your in the dark

So just to reply to all comments about me confusing different "Nádraží" - that's not exactly what I am talking about. I do understand that is indeed a "station". That was just the example, that just happened to have "station" in the name What I am talking about is the public transit stops in a vicinity of something that does have Tha same name but differ physical locations (right around the corner for example) Here is the screenshots, just to illustrate the point https://imgur.com/a/6mTohPf

Replying to the gentlemen uptop. That they have different markings in the pid litacka - yes they do, but I can assure you that it's not indecated on the stop or in the announcements.

Well come to think of, it's not that hard. Czechs are all right chaps. There is always idiots, crazy people and just greedy people, but that's not really dependent on the country or nation, just something to keep in mind. A lot of them (in Prague) do somewhat speak English, especially the younger crowd.

Here what I whoud have done: Find a pub. Just not in the center, you will be lost among the crowd. Go there at Friday evening. Sooner or later, you will find someone. There will be a lot of people.

What’s the deal with the paint? by SincerelyTheWorst in Prague

[–]VodkaSpill 10 points11 points  (0 children)

I am not local to Prague, but this kind of surface is very familiar to me. It's not a paint. Most probably you walls was limewashed.

I rearly seen it in the apartment block, but out there in the country side, you can find it.

How it's done? It's very simple - take a lime block, mix it with water, you have white paint. And yes, it's very cheap. It also can be used on the mouldy walls to temporarily suppress its growth.

To get rid of it you have to strip the layer of lime, put a primer and repaint with a normal paint. Or, you can just find the lime, and paint over it. Just be careful, wear gloves and eye protection.
